Use the M8 bolt.

I am looking at the movement of the cylinder.

That's subtle.

I figured not to have it until the next car inspection.

Is there a leak in the muffler?

Is there a rattling?

The brake hose will cause cracks in this part.

Is there an oil leak?

That is very clean, isn't it?

Is the belt the cause of the noise?

I also found a cracks in the belt.

The battery terminal must not be loose.

Air filter Element

This is still usable.

The spark plug seems to be usable still.

No oil consumption.

I see a place like this.

The belt is cracked.

I'm adjusting the belt.

This type of car is very hard to do.

Oh no!

Now,

What was that?

That's a mere fancy...

4-3-3 or 4-4-2 for Reds? – Predicting Liverpool's lineup vs. Bournemouth - Duration: 4:38.

4-3-3 or 4-4-2 for Reds? – Predicting Liverpool's lineup vs. Bournemouth

After seeing the 'Fab Four' denied by West Brom, Jurgen Klopp faces an interesting call in how to reshape his Liverpool XI against Bournemouth.

Klopp's side head to Dean Court for the first of back-to-back away games looking to recover points lost in frustrating successive Anfield draws.

What should have been the continuation of a rewarding early festive run has proved disappointingly fruitless, and the Reds are now clinging onto the top-four race having dropped out of the coveted spots.

Victory is essential against Eddie Howe's side to avoid any further ground being lost, but Klopp has an interesting decision in how to set up the Reds as he seeks a much-needed three points.

Team News.

Similar squad at Klopp's disposal but Emre Can suspended Adam Lallana set for matchday involvement after successful training return Joe Gomez, Andy Robertson & James Milner likely to shake off knocks to feature But Daniel Sturridge doubtful due to hamstring issue Simon Mignolet back fit and will return in goal Jordan Henderson poised to enter midfield Alex Oxlade-Chamberlain & Dominic Solanke eyeing recalls.

Liverpool's XI vs. The Cherries.

Klopp will rotate again but faces an intriguing call in how to reshape the Reds having seen his best attack – and arguably, lineup – thwarted by lowly West Brom.

Despite that, Klopp could stick with his main quartet in hope they instantly rediscover the lethal touch, and rotate around them for a game in which three points is non-negotiable.

The majority of changes would see freshness injected into defence, where Klopp has already confirmed Mignolet will replace Loris Karius.

And providing each do indeed shake off knocks as Klopp has suggested, rested duo Gomez and Milner could slot into the full-back positions.

A fourth and final switch would see Henderson provide energy in place of Can, with the captain's return potentially triggering a switch back to 4-3-3.

Alternatively, Klopp could break up the quartet and continue adding to the hefty 65 changes made to the team this season by fielding a more rotated side.

The West Brom draw showed the front four are perhaps feeling the effects of the relentless schedule, so Klopp could decide more energy in midfield and sharpness in attack is required.

Henderson's midfield return could be followed by Oxlade-Chamberlain – with a right-side role a possibility for the latter if Klopp keeps with his fluid 4-4-2 system.

Therefore Solanke, who will be more determined than ever to finally grab his first Reds goal, would be restored to partner Roberto Firmino.

But in defence, Alexander-Arnold could continue to give Gomez a chance to fully recover for the trip to Arsenal.

This would leave both Sadio Mane and Mohamed Salah alongside Adam Lallanaas three incredible go-to options on an incredibly strong bench.

The Reds cannot afford any further slip-ups against beatable opponents, and victory against the Cherries is an absolute must to ensure Klopp's side keep up with the leading pack.

Interview - William J. Federer - Duration: 5:55.

A LOT OF PEOPLE ARE READY TO PICK ON MILLENNIALS AND

THEIR LACK OF HISTORICAL UNDERSTANDING, I THINK WE

SHOULD BE PICKING ON THE INSTRUCTORS OF

MILLENNIALS, BUT MANY YOUNG PEOPLE TODAY HAVE NO

IDEA OF THE UNIQUENESS OF THE AMERICAN EXPERIMENT

AND THAT A REPUBLICAN CONSTITUTIONAL FORM OF

GOVERNMENT JUST DIDN'T POP UP LIKE A DANDELION IN THE

SPRINGTIME.

IT HAD ROOTS, HISTORICAL ROOTS.

THE FOUNDERS MADE THEIR CHOICE OF GOVERNMENT BASED

ON THEIR UNDERSTANDING OF THE PUREST FORM OF

GOVERNMENT, YES?

YOU ARE SO RIGHT FRANK, THAT AMERICA'S FOUNDERS

DID SOMETHING UNIQUE IN WORLD HISTORY.

WHEN YOU LOOK AT HISTORY, WHEN THE SAMARIANS

INVENTED WRITING IN ABOUT 3300 BC THE RECORDS SHOW

THAT THE MOST COMMON FORM OF GOVERNMENT IS A KING.

WELL, WHEN AMERICA'S FOUNDERS GOT THE CHANCE

TO BREAK AWAY, THEY FLIPPED IT AND MADE THE PEOPLE THE

KING.

AND SO A REPUBLIC IS THE PEOPLE ARE KING RULING

THROUGH REPRESENTATIVES.

WE PLEDGE ALLEGIANCE TO THE FLAG AND TO THE REPUBLIC.

WE'RE BASICALLY PLEDGING ALLEGIANCE TO US BEING IN

CHARGE OF OURSELVES.

AND THE IDEA IS, WHERE DID THE FOUNDERS IN AMERICA

COME UP WITH THIS IDEA?

WELL, WHEN THE PILGRIMS WERE COMING ACROSS THEY

WERE GOING TO LAND IN JAMESTOWN AND THEY GET

BLOWN 500 MILES OFF COURSE.

AND THEY'RE LANDING IN MASSACHUSETTS, IT'S STORMY

IN WINTER AND THE CAPTAIN OF THE BOAT SAYS, YOU'RE

GOING TO HAVE TO GET OFF THE BOAT HERE.

AND THEY SAID, WE HAVE A PROBLEM, THERE'S NO KING

APPOINTED PERSON ON OUR BOAT TO TAKE CHARGE,

WE JUST CAN'T BE A LAWLESS MOB.

THEY DO SOMETHING UNIQUE, THEY GIVE THEMSELVES THE

AUTHORITY TO START A GOVERNMENT CALLED THE

MAYFLOWER COMPACT.

AND THIS PILGRIM EXPERIMENT, THEY WERE PART

OF A CONGREGATIONAL CHURCH, RIGHT SO THEY FLED

FROM ENGLAND TO HOLLAND AND THEIR PASTOR JOHN

ROBINSON WAS ONE OF THE FOUNDERS OF THE

CONGREGATIONAL CHURCH WHERE IT WASN'T AN

ANGLICAN BISHOP THAT APPOINTED THEM, IT WAS THE

PEOPLE.

THAT INSPIRED THE NEW ENGLAND COLONIES WHERE YOU

HAD PASTORS STARTING COMMUNITIES AND SO ROGER

WILLIAMS STARTED PROVIDENCE, RHODE ISLAND

AND THOMAS HOOKER FOUNDED HARTFORD, CONNECTICUT;

PASTORS AND CHURCHES FOUNDED COMMUNITIES.

YOU READ THEIR SERMONS, WHERE DID THEY GET THEIR

IDEAS?

BELIEVE IT OR NOT, ANCIENT ISRAEL.

THIS IS WHAT THE FOUNDERS IN NEW ENGLAND REFERENCED

THIS FIRST 400 YEAR PERIOD OF ANCIENT ISRAEL AND EVEN

UP TO THE TIME OF THE CONSTITUTION, IT NEEDED TO

BE RATIFIED BY 9 STATES, THEY HAD 8, NEW HAMPSHIRE

WAS IN LINE TO BE THE NINTH BUT IT WAS IN A DEAD

LOCK, AND SO HARVARD PRESIDENT SAMUEL LANGDON

GIVES THEM AN ADDRESS, "THE REPUBLIC OF THE

ISRAELITES, AN EXAMPLE TO THE AMERICAN STATES."

AFTER HIS SERMON THEY VOTE, THEY RATIFY IT,

THEY'RE THE 9TH STATE, THE US CONSTITUTION GOES INTO

EFFECT, AFTER THE SERMON "THE REPUBLIC OF THE

ISRAELITES, AN EXAMPLE TO THE AMERICAN STATES."

SO THERE'S A CLEAR LINE THAT AMERICA'S FOUNDERS

GOT THE IDEA OF THE PEOPLE RULING THEMSELVES FROM THE

BOTTOM UP FROM ANCIENT ISRAEL.

AND ISRAEL EVENTUALLY TURNED AWAY FROM GOD AND

DEMANDED A KING, AND THE CONTEXT OF ALL THIS THAT

YOU'RE SAYING HELPS US UNDERSTAND WHAT A GREAT

INSULT THAT WAS TO GOD FOR ISRAEL TO DEMAND A KING

WHEN HE HIMSELF WAS THEIR KING.

HE HIMSELF WAS THE ONE THEY NEEDED TO LOOK TO FOR

ALL THINGS.

IN AMERICA WE'VE SORT OF DONE THAT IN A DIFFERENT

KIND OF WAY.

GOVERNMENT'S BECOME SO BIG AND SO POWERFUL AND SO

INTRUSIVE, WE SORT OF LOOK TO GOVERNMENT TO PROVIDE A

GREAT MANY THINGS TO US THAT ANY CHRISTIAN WHO

READS HIS BIBLE CAREFULLY OUGHT TO BE SAYING, I'M

LOOKING TO GOD AS MY PROVIDER, BUT WITH

EXPANSIVE GOVERNMENT THAT'S SLIPPED THE BOUNDS

OF THE CONSTITUTION IN MANY RESPECTS, WE NOW HAVE

A GOVERNMENT THAT PEOPLE SEE AS THEIR PROVIDER, YES?

WELL YOU ARE SO RIGHT IN BRINGING UP ANCIENT ISRAEL

AND HOW IT CHANGED.

WHAT HAPPENED?

THE PRIESTS STOPPED TEACHING THE LAW.

HIGH PRIEST ELI, HIS OWN SONS ARE SLEEPING WITH

WOMEN IN THE VERY TENT OF MEETING WITH THE LORD.

HE'S NO LONGER TEACHING THE PEOPLE THE LAW.

EVERY MAN DID WHAT WAS RIGHT IN THEIR OWN EYES.

WHY?

BECAUSE THE PRIESTS HAD STOPPED TEACHING THEM WHAT

WAS RIGHT IN THE LORD'S EYES.

AND WHEN THERE'S NO GOD, THEN YOU JUST FOLLOW YOUR

SELFISH HUMAN NATURE, THERE'S GOING TO BE CHAOS,

AND IN THAT CHAOS PEOPLE WANT SOMEONE TO COME ALONG

AND FIX IT.

AND THAT'S WHEN SOMEBODY COMES ALONG PROMISING TO

FIX IT, THEY SURRENDER THEIR RIGHTS AND FREEDOMS

AND YOU'RE BACK TO A KING.

IN ISRAEL'S CASE THEY GO TO SAMUEL AND THEY SAY,

WE WANT TO BE LIKE ALL THE OTHER COUNTRIES,

WE WANT A KING.

SAMUEL CRIES AND THE LORD TELLS HIM, THEY DID NOT

REJECT YOU, THEY REJECTED ME, THAT I SHOULD NOT

REIGN OVER THEM.

SO THEY GET KING SAUL WHO TURNS AROUND AND KILLS

MOST OF THE PRIESTS, RIGHT?

AND SO, WE SEE AMERICA'S FORM OF GOVERNMENT IS

BASED ON THE PEOPLE HAVING INTERNAL MORAL

SELF-CONTROL; THEY'RE MOTIVATED TO FOLLOW THAT

BECAUSE OF THE GOD OF THE BIBLE.

NOW IT ONLY WORKS WITH THE GOD OF THE BIBLE.

AN ISLAMIC ALLAH GOD SAYS THERE'S AN INFIDEL WOMAN

THERE, NOBODY'S AROUND, YOU CAN RAPE HER, IT'S OK.

THE GOD OF THE BIBLE SAYS; DO UNTO OTHERS AS YOU

WOULD HAVE THEM DO UNTO YOU.

SO OUR FORM OF GOVERNMENT WITHOUT A KING IS BASED ON

THE PEOPLE HAVING INTERNAL MORALS, WHAT MOTIVATES

THEM TO FOLLOW THEM IS THIS GOD OF THE BIBLE

WHO'S WATCHING THEM AND WANTS THEM TO BE FAIR AND

IS GOING TO HOLD THEM ACCOUNTABLE.

YOU GET RID OF THIS GOD, ALL YOU HAVE IS RULES.

WHY FOLLOW THEM, SOME WILL, SOME WON'T.

THOSE THAT WON'T ARE GOING TO START ROBBING AND

STEALING AND SMASHING WINDOWS AND HAVING MOBS IN

THE STREET AND TOTAL LAWLESSNESS AND CHAOS.

EVERYBODY'S GOING TO SAY WE NEED SOMEONE TO COME

ALONG AND RESTORE ORDER, SOMEONE COMES IN, COLLECTS

EVERYBODY'S GUNS, AND YEAH, THEY'LL RESTORE

ORDER BUT WHEN THE DUSTS SETTLES, YOU'LL HAVE

FUNDAMENTALLY TRANSFORMED YOUR COUNTRY FROM THE

PEOPLE RULING THEMSELVES FROM THE BOTTOM UP BACK

TO A KING RULING FROM THE TOP DOWN.

Day 3 Slimes & Oozes | The 12 Mobs of DnD-mas - Duration: 6:15.

Welcome DnD enthusiasts to the 12 days of DnD-mas!

I'm your host Jorphdan the PH is silent.

For the next 12 days we're going to be looking at classic dungeons and dragons monsters,

their origins, their behaviors, and anything else I find interesting.

So be sure to subscribe so you can catch every video as it's released.

as it really helps out the channel!

On the third day of Christmas my DM gave to me "three green slimes"

Ok so not specifically green slime, but slimes, oozes, and puddings in general is the topic

of conversation for today.

Most slimes and oozes want to just consume.

They are unintelligent, blind creatures that absorb misc items in their surroundings.

This includes weapons, gold, or even player characters.

I find oozes interesting because they act on instinct to devour everything they come

in contact with.

But they require little food.

Many oozes live in dungeons, caves, or the underdark and don't seem to require a lot of

sustenance.

So they're able to just stay there and wait for prey to come by.

They can't see but most oozes and slimes have blindsight to be able to navigate around.

Oozes are drawn to movement and warmth, with organic material nourishing them.

Oozes kill their prey slowly.

If it wasn't for suffocation oozes would happily devour their victims alive but more

often than not a creature engulfed by them loses their breath within the ooze.

Gray oozes are immune to magic, fire, and cold.

They attack by engulfing and dissolving their prey like most other oozes.

Gray oozes are unique in that they can't climb walls or hang from ceilings so you'll

find them mostly on the ground in swamps, caverns, and dungeons.

Specifically Green Slime in DnD 5e isn't a monster like it has been in past editions

but more of a dungeon hazard or trap.

You can place green slime in a dungeon for your player characters to encounter.

It will eat away at their non-magical weapons and armor.

A sticky substance, it clings to walls, floors and ceilings waiting for movement when it

will attack.

Instead of HP you can destroy green slime with sunlight, cold, fire, or radiant damage.

Let's talk about everybody's favorite ooze the Gelatinous Cube!

This specific ooze is transparent and oftentimes waits for creatures to simply walk into it,

not realizing the Cube was in front of them.

They slide through dungeon corridors absorbing everything in their path.

Organic material is quickly dissolved within the gelatinous cube, where metal and stone

material will spend time floating inside until it is dispelled never fully dissolving.

On average a gelatinous cube measures 10 feet on a side and can weigh as much as 15,000

pounds.

Like most oozes they reproduce through asexual budding.

A smaller cube gets excreted and when left to it's own devices will eat and grow to

another full-sized cube.

If multiple cubes are around those smaller ones can be absorbed accidently and destroyed

before they can grow.

Which makes me wonder of what would happen if two full sized cubes ran into each other?

Could one absorbe the other and thus a 20ft cube be born?

Could be a fun encounter to have multiple cubes form into one large one.

Black oozes are more free flowing than gelatinous cubes.

In fact most other oozes don't have such a rigid structure like the cubes do.

Black oozes live in underground areas and appear as dark blobs, measuring 15 ft across

and approximately 2ft thick.

Black oozes often hide in shadowy areas waiting for prey.

Which they can't see and they're not smart, they instinctively navigate to darker places.

Black puddings eat bone, metal, and wood leaving only stone behind.

Often times you'll find them in dungeons because they cannot eat through the stone

walls and floors.

When slashed at, and the weapon survives the acidic body of the black pudding, a pudding

can split into two smaller ones.

And those smaller black puddings can split into even smaller ones, and on and on until

they are too small to effectively do damage.

Black pudding desire warmth and sense prey through movement, designed to hunt living

prey they most desire to consume something alive.

But when not available they will devour mushrooms, slime, and metallic objects.

We can't talk about oozes without talking about Juiblex!

The Demon Prince of oozes and shapeless things.

A large 9ft high green ooze covered in eyeballs, Juiblex is also known as the "Faceless Lord."

He's arguably the least complex of all the demon lords of the Abyss, as he wanders about

and destroys what he touches.

Juiblex is mighty though, and the other demon lords have learned that an assault on Juiblex

is futile.

Instead it's easier to just stay out of his way while he destroys what's around

him.

Juiblex does not plot or scheme so is little threat to the other demon lords except for

his unwanted destruction of their realms.

Most weapons cannot harm Juiblex and blunt weapons are 100% useless.

His powerful acidic body consumes and ruins nearly everything that touches him.

According to the Fiendish Codex I, Juiblex can sprew green slime at foes and summon both

oozes and demons to aid him in battle.

When other oozes are within close proximity of Juiblex they become oddly intelligent,

coordinating attacks and become more mindful of their surroundings.

Then finally there is a bit of obscure lore involving slimes that I came across.

There is a god in the drow pantheon named Ghaunadaur.

Known as that Which Lurks, and the mad god of oozes.

He broke away from the drow pantheon and his divine portfolio includes slimes, oozes, outcasts

and rebels.

Somehow Lolth arranged for Ghaunadaur's followers to forget him.

In order to preserve himself he slunk away into the darkest corner of the cosmos

There his power grew and he came to rule over the lowest forms of sentience: the oozes,

slimes, and abominations.

His domain is known as the Dismal Caverns, and he is a chaotic evil deity.

He is an ancient deity said to have been born from the primordial ooze.

He demands sacrifices from a struggle-less prey.

Creatures either charmed or tricked into sacrificial pits.

I hope this gave you an inside look at oozes and slimes in D&D.

Maybe your next villain could be a shape changing highly intelligent black pudding.

It could run a cult of Juiblex.

Heck why am I not writing that campaign!

Thanks for watching everyone, hit a like if you enjoyed this video and I'll see you

all in the next one!

Bothell Homeowner 34.7% ROI - Leveraging Debt & Creating Wealth - Duration: 10:49.

Hi, I'm Bob Woolverton, your Northwest Realty Advisor. How are you on this fine

day? Me? I'm pretty excited about home values in this greater Seattle area.

If you saw my video, Words of Advice From a Mortgage Broker, you heard my friend

Julee Moore say that if you bought a home in the Seattle area over the last

several years you've more than likely made money on your investment.

Well, we see in the headlines that home prices are appreciating in the Seattle area

12, 15, even 18%. But you may be actually earning more than that through

leveraging debt. I'm going to show you a real-life example where a Bothell

homeowner has earned an annual interest rate, a return rate of return of

34.7% (APR) over the last four years on his primary residence,

and you may be earning the same amount of money also and not even know it.

That's our episode today so come on back to find out more.

Okay, so we've all seen the headlines in the greater Seattle area about how home

prices are appreciating so rapidly. We've seen headlines like this that say

Seattle's number one in home price growth again, 12.9% in 12 months.

Or, Seattle fastest-growing home prices in the

country or King County home prices surged by 18%. Well that is

how much the home prices are appreciating but it may not reflect your

Return on Investment. And what I mean by that is that the headlines say, yep home

prices are going up by this much but you unless you paid all cash for your

home... that's not reflective of your investment. Now if you did pay all cash

yeah that's exactly what you're making you that twelve percent or fifty percent

or whatever it was that year. But if you didn't pay all cash in essence if you're

leveraging debt, you could be increasing your return two, three, four, and five-fold,

maybe even more depending how well you leveraged your debt. Now what we're gonna

do is we're gonna look at your primary residence, or we're going to look at a

primary residence as an investment property, but it's not an income property

so it's just negative cash flow. But we're gonna show you how this homeowner,

real-life example, is earning 34.7% return on his investment.

Now how is he doing that? In this

real-life example this homeowner that I know lives in Bothell, Washington in the

98012 zip code. He gave me permission to use this information for

this presentation. So, four years ago, November of 2013, he bought his single

family home for $385,000 had a 5% down payment put the $20,000 down he got a

fixed-rate mortgage at 4.5%, 30-year term. Now the sales data

in his zip code says that single-family homes in that zip code have appreciated

on average 13.4% per year.

Now we didn't do a comparative

market analysis on his particular home to see of the improvements he's done on

his home have probably made his home worth even more than that. But we're just

going to use the averages for this example.

So using that 13.4% annual return rate

that would make the present market value of his home $635,826.

So that's the number we're

going to use for our calculations calculations in this example. Now, how we

do the calculations is we're going to look at the Annual Property Operating Data,

just like it were an income property but there's no income so it's

going to be all negative numbers. Then we're gonna look at the pre-tax cash

flow and then we're gonna look at the pre-tax sales proceeds and the cash flow

over four years and we'll get to our Internal Rate of Return. So how we do

that is we look at the annual property operating data. So his real estate taxes

in his first year were $3,419.

His property insurance was $1,200 so he's got total expenses of

-$4,619, negative number money out the door. His annual debt service, fixed-rate

mortgage -$22,193 per years so his total cash flow for

that year was $26,812, negative number

money out the door. Now we do that over the next four year period. Now the only

thing that goes up is his expenses. On that expense line his property insurance

went up and his property taxes went up. His debt is a fixed rate mortgage so it

stayed the same and his total number out the door for year two -$27,159.

Again in year three property taxes and insurance go up even more so

now it's numbers -$27,229 negative number, money out the door.

And year four, -$27,763. Now we take that proposed sales

price today's market value of $635,826 and we calculated an

eight percent cost of sale and as since we figured six percent for real estate

commissions and one point seven eight percent for Washington State excise tax.

So roughly 8% which is $50,866.

At the end of the four years at the end of the forty-eighth month his mortgage

balance is $339,774, so we pay that off. And we have pre-tax sales

proceeds of $245,186. So now when we look at the cash flow over the four

years one thing we need to talk about is when we calculate time in a contract.

The day that you get mutual acceptance on a contract, that's day zero. Then you

have day one, day two, day three, and that's how you count days in a contract.

Here we have cash flow year zero, the year that he made the twenty thousand

dollar payment, and then cash flow for year one, which was at $26,812

that we just calculated. And then year two where the property taxes and

insurance went up so now his money out the door was $27,159, again

property tax, and insurance went up in year three so $27,229, and then in year four

we see a positive number. That's because in year four we sold the house. That was

our exit strategy...sell after four years. So we had pre-tax sales proceeds of $245,186

that we calculate. But we still had that money out the door for the fourth

year, which was that $27,763. So our Net for that fourth

year was $217,424. If we do a sum on that entire column we have a positive

number of a$116,224. Now this is where some

people differ on the way they want to calculate the return on their investment.

Some people would say, I invested $20,000 cash, four years later it turned into $116,224

So they would pull out their financial calculator and say, Present Value was

$20,000 down payment negative number, money out the door. Four year term,

one period per year, Future Value $116,224.

Hit the interest button and it would say you made 55.264%

on your money per year. Not the accurate way to do it.

Some people want to do it that way. The more accurate way, you need to calculate

also in the money that you... the other capital that you tied up. All those other

red numbers the $26,812, the $27,159, and so-on, because you're

tying up that money also. So when you calculate that additional capital

that you have tied up, your Rate of Return and since what we call

Internal Rate of Return is actually 34.72%. Still a fabulous

return on your money, on your investment. You're probably not going to do that

in the stock market. There's probably very few other investments you're gonna

get that kind of money. Now how is this homeowner doing this? He's doing this is

because he's leveraging debt. He's in an appreciating market where he's borrowing

money at four-and-a-half percent and yet appreciation is far greater than that so

he's getting a far greater return. Now if he wants to do this exit strategy you

can see he'll be making 34.72% on his money.

Good return! Same sort of thing as if you want to buy investment property - you want

to have an exit strategy. And if you do a four your exit strategy we calculate

those on a spreadsheet that looks like the one we used for this particular homeowner,

where we put in all of the mortgage information, the purchase price, what we

anticipate appreciation rates are going to be and we would use a very

conservative rate. And then the loan amortization, so we know what the payoff

is going to be at the end of the exit strategy whether it's three years or

four years or five years whatever you'd want. If it's going to be an investment

property you're probably gonna have more expenses. For this homeowner we just

calculated property taxes and insurance. But if you're going to be a landlord you

might cover some utilities, you might have Common Area Maintenance costs, you

might have management fees, and all of those we would calculate in here. And

then as we go through the four year period or a five year period whatever

the exit strategy, we would do all these calculations so that when you buy an

investment property you make a very informed decision. Much like when you buy

stocks there's no guarantee that it's going to have a particular rate of

return, but you have a very informed decision when you go in and you have an

expectation, and the idea is that we're going to exceed your expectations. Now,

when we look at income property investments they're slightly different

in the fact you can't get away with a 5% down payment you're going to need a 25%

down payment. We would in our calculations in our

spreadsheet we would use a very conservative appreciation rate a very

conservative rental rate is what you could get for rents we would also

calculate the vacancy rate so we would assume there's going to be some turnover

and that's going to cost money so we would calculate those in there and this

other list of expenses and we would have an exit strategy. Now the exit strategy

is completely up to you, there are some people when they buy

stock they're buy-and-hold people, they buy stocks and they hold them forever and

maybe that's the way. I know people that have rental property, the same, they buy

them they hold them forever. They get the home paid off and then all of the

positive cash flow they have from the rental income is their retirement income.

And that's perfectly acceptable too. Some people want to have an exit strategy,

they want to say... I want to buy this, this is a four-year hold, or a five-year hold,

or a 3-year hold. This is my plan and this is what I expect to make as a

return on my investment. And we can do that too. If you want to do that sort of

thing give me a call we'll calculate a potential income property for you and the

rate of return. But the primary purpose of this video today was to help you

recognize that if you are a homeowner, you have your primary residence, you see

these headlines of 12% 15 and 18% appreciation rates, and you think, oh, okay I'm

doing pretty good. If you're leveraging debt you're doing far better than that.

And appreciate your primary residence as part of your investment portfolio and it

may be a very large part of your net worth. But by leveraging debt that's how

people create wealth in real estate. And the more that you understand that, the

more that you can capitalize that - and increase your own net worth.

Trump Foundation Gave $20k To Conservative Fraud James O'Keefe - Duration: 3:27.

Most people in this country view James O'Keefe, the founder of Project Veritas, as the convicted

fraudster that he is.

We don't take him seriously.

We don't think that he has any journalistic credibility to speak of, but believe it or

not, there's some people in this country who think that this kid is doing great work and

helping expose some kind of liberal agenda in the United States.

And one of those people who thinks he's doing such a great job happens to be President Donald

Trump.

According to tax filings that Think Progress has gotten a hold of from the Trump Foundation,

in the year 2015, the Trump Foundation gave James O'Keefe's Project Veritas $20,000 in

donations.

Originally, back in October of this year, it was reported that the organization, the

Trump Foundation, had given $10,000 to Project Veritas in 2015, but after the folks at Think

Progress got their hands on the documents, went through them with a fine tooth comb,

they found out that no, they actually gave two $10,000 donations to Project Veritas,

meaning that the total amount was twice as high as it'd been previously reported two

months ago in this country.

James O'Keefe is the idiot responsible for the overall attack on Planned Parenthood that

Republicans have been running with for several years now.

They wanna take healthcare away from millions of American women, some of them, this is the

only place they can go to get care, because of James O'Keefe.

Republicans believe that some of the accusers, or all of the accusers, against Roy Moore

are lying because of James O'Keefe.

People believe that Hillary Clinton and Barack Obama paid people to go to Donald Trump rallies

and start fist fights because of James O'Keefe.

Donald Trump actually pushed that conspiracy from O'Keefe as well.

And yet, here we have a president who bitches and moans about fake news all day long on

Twitter, who is literally funding fake news.

Everything that that James O'Keefe has done has turned out to be a fraud.

Those Planned Parenthood videos were faked.

He hired somebody to pretend to be a Roy Moore sexual assault victim in order to fool the

Washington Post, and try to destroy their credibility.

He pushes these conspiracy theories, or pushed them during the 2016 campaign, about Hillary

Clinton and Barack Obama, in spite of the fact there was absolutely no evidence to back

them up.

James O'Keefe is cancer on the American citizenry.

He is horrible.

He is no good at anything.

He is just a pathetic little right wing troll that wants nothing more than to sow discord,

and for some reason, destroy the Democratic Party, as if he's gonna personally gain from

it.

Nobody takes this guy seriously, and they shouldn't.

The only time when somebody has taken what he's done seriously is that time when he was

convicted for fraud.

Interview - Dr. Jerry Newcombe - Duration: 6:49.

OUR OWN DR. JERRY NEWCOMBE

CO-WROTE NUMEROUS BOOKS WITH DR. D. JAMES KENNEDY

THAT DEALT WITH THE CENTRAL ROLE OF CHRISTIANITY IN THE

SETTLING AND FOUNDING OF AMERICA.

HE'S ALSO THE CO-AUTHOR OF THE BEST-SELLING BOOK

GEORGE WASHINGTON'S SACRED FIRE, DEALING WITH THE

DEEP CHRISTIAN CONVICTIONS OF THE FATHER OF OUR

COUNTRY.

JERRY JOINS US NOW TO DISCUSS THE IMPORTANCE OF

AMERICA'S CHRISTIAN FOUNDATION.

JERRY WELCOME. THANK YOU.

GLAD TO HAVE YOU WITH US. GOOD TO BE WITH YOU.

REALLY?

CHILDREN ARE BEING TAUGHT THAT THE PILGRIMS GAVE

THANKS TO THE INDIANS AT THE FIRST THANKSGIVING?

WELL, IN TODAY'S POLITICALLY CORRECT

MILIEU, THEY'RE REWRITING OUR HISTORY AND TELLING IT

WRONG, BUT THE PILGRIMS DID GIVE THANKS TO GOD FOR

THE INDIANS AND THEY GAVE THANKS TO GOD FOR

EVERYTHING INCLUDING: THE CROPS AT HARVEST TIME;

WHICH IS WHAT THE FIRST THANKSGIVING WAS ALL ABOUT.

IN FACT IT WAS A 3 DAY CELEBRATION.

AND THE INDIANS PARTICIPATED WITH THEM AND

THEY ENJOYED GOOD TIMES TOGETHER.

BUT THE BOTTOM LINE IS: THE PILGRIMS DEVELOPED THE

CHRISTIAN HABIT AS THE BIBLE SAYS, "GIVE THANKS

IN ALL CIRCUMSTANCES AND THEY WERE THANKFUL IN ALL

CIRCUMSTANCES.

AND THIS WAS AFTER THE YEAR BEFORE DURING THAT

WINTER- HALF THEIR NUMBER HAD DIED FROM DISEASES.

AND SO THEY WERE GIVING THANKS DESPITE HOW BLEAK

SOME THINGS HAD TURNED OUT TO BE.

OK, SO THIS WAS ALMOST 400 YEARS AGO AND THIS WAS A

GROUP OF PEOPLE THAT HAD THANKFUL HEARTS TO GOD.

WHY DOES THAT MAKE SUCH A DIFFERENCE AS WE THINK

ABOUT OUR NATION TODAY?

WELL, IT MAKES A HUGE DIFFERENCE IN ALL KINDS OF

DIFFERENT WAYS.

I MEAN JUST THE FACT THAT YOU OPENED UP, YOU SAID

HAPPY THANKSGIVING.

THIS IS AN ANNUAL HOLIDAY.

BUT I THINK THE REALLY, THE SINGLE MOST IMPORTANT

THING IS THIS: WHEN THE PILGRIMS WERE BLOWN OFF

COURSE AND THEY WERE UNDER NO GOVERNMENTS

JURISDICTION WHEN THEY LANDED AT CAPE COD.

AND WHAT THEY DID WAS THEY HAD EARLIER MADE

A SPIRITUAL COVENANT- BINDING ONE MAN TO ANOTHER

AND WOMAN UNDER GOD.

OK?

THEY MADE THIS COVENANT- A BIBLICAL TYPE COVENANT,

BUT IT WAS A COMPACT.

AND THEN WHAT THEY DID WAS THEY POLITICIZED THAT AS

THEY MADE AN AGREEMENT IN THE MAYFLOWER CABIN BEFORE

THEY EVEN DISEMBARKED.

THEY MADE AN AGREEMENT CALLED THE MAYFLOWER

COMPACT AND IT WAS THE FIRST STEP IN THE PROCESS

OF THE US CREATING ITS OWN CONSTITUTION.

IN FACT IT WAS THE FIRST OF ABOUT 100 OR SO

COMPACTS, FRAMES OF GOVERNMENT, CHARTERS

AND SO FORTH.

UNIQUELY LEADING THE WAY TO THE CONSTITUTION.

SO YOU GO FROM, "WE WHOSE NAMES ARE UNDERWRITTEN"

WHICH IS WHAT THEY SAID IN THE MAYFLOWER COMPACT 1620

TO "WE THE PEOPLE" IN 1787.

"IN THE NAME OF GOD. AMEN."

THAT'S HOW THEY BEGAN THAT MAYFLOWER COMPACT.

THE PILGRIMS RECOGNIZED THAT CIVIL GOVERNMENT IS

SOMETHING THAT GOD SANCTIONS.

AND EVEN ORDAINS AND THEY WERE CONCERNED THOUGH

BECAUSE BASED ON THEIR CHRISTIAN UNDERSTANDING

OF HUMAN NATURE.

THAT, JUST ANY OLD GOVERNMENT WOULDN'T DO.

IT WOULD HAVE TO HAVE CERTAIN ATTRIBUTES TO

REALLY DEFEND AGAINST THE WRONG SIDE OF OUR NATURE.

WHAT WERE SOME OF THE THINGS THEY DID TO

PROTECT?

WELL, IN THE EXAMPLE OF THE PILGRIMS.

THEY, THEMSELVES HAD TO, YOU KNOW THEY REALIZED

THAT THE BIBLE TEACHES MAN IS SINFUL.

BUT THEY ALSO REALIZED THE BIBLE TEACHES THAT GOD

MAKES COVENANTS WITH HIS PEOPLE AND HIS PEOPLE

MAKES COVENANTS WITH GOD.

AND SO USING THAT MODEL THEY WERE THE FIRST TO

CREATE THIS SELF-GOVERNMENT- A CHARTER

FOR SELF-GOVERNMENT IN EXAMPLE OF THE MAYFLOWER

COMPACT AND SO THEY STARTED THE PROCESS OF

CONSTITUTIONAL GOVERNMENT AND BY THE TIME YOU GET TO

PHILADELPHIA IN 1787, THE FOUNDING FATHERS HAVING A

BIBLICAL WORLDVIEW, NOT ALL OF THEM NECESSARILY

BEING BORN AGAIN, BUT HAVING THIS CHRISTIAN VIEW

KNEW THAT ALL MEN HAVING POWER OUGHT NOT TO BE

TRUSTED TO QUOTE JAMES MADISON.

BEN FRANKLIN SAID IF YOU HAD A HUNDRED KINGS,

ONLY ONE OF THEM WOULD NOT TEND TO BE LIKE PHARAOH-

GRABBING ALL THE POWER TO HIMSELF.

JOHN ADAMS- SECOND PRESIDENT AND A KEY

FOUNDING FATHER.

HE SAID, "ALL MEN HAVING POWER ARE LIKE RAVENOUS

BEASTS."

SO, IN OTHER WORDS, WHAT THE FOUNDERS DID- THE

FOUNDERS OF AMERICA IN 1787- THEY PROTECTED US

ONE MAN FROM THE OTHER.

AND THE PILGRIMS, AGAIN, STARTED THIS WHOLE PROCESS

OF CONSTITUTIONAL MAKING.

JERRY, THESE PEOPLE TOOK A, WHAT WE WOULD LOOK AT

TODAY, A DESPERATE VOYAGE.

A LONG JOURNEY IN SAILING SHIPS ACROSS THE ATLANTIC

OCEAN AND ARRIVING, REALLY, AT THE BEGINNING

OF THE STORMY SEASON OF THE NORTH ATLANTIC.

AND IT WAS THE HAND OF GOD THAT SECURED THEIR SAFE

PASSAGE.

WHAT WAS THEIR MOTIVATION FOR LEAVING IN THE FIRST

PLACE?

WELL, THEY SAID IT ACTUALLY IN THE MAYFLOWER

COMPACT. NOVEMBER 11, 1620.

THEY SAID THAT THEY DID THIS FOR THE GLORY OF GOD

AND THE ADVANCEMENT OF THE CHRISTIAN FAITH.

NOW THINK ABOUT THIS: D. JAMES KENNEDY HIMSELF

ONCE SAID THIS: HE SAID, AMERICA BEGAN AS A CHURCH

RELOCATION PROJECT.

AND HE WAS TALKING SPECIFICALLY ABOUT THE

PILGRIMS.

THE PILGRIMS WERE JUST ONE CONGREGATION.

A CONGREGATION THAT HAD BEGUN IN THE HEART OF

ENGLAND IN 1606.

THEY WANTED TO WORSHIP JESUS IN THE PURITY OF THE

GOSPEL BUT IT WAS ILLEGAL TO DO THAT.

KING JAMES I PUT A LOT OF PERSECUTION ON THOSE

GROUPS.

IT WAS BASICALLY, STICK WITH THE CHURCH OF

ENGLAND, CONFORM OR I'M GOING TO PUNISH YOU IF YOU

DON'T.

THEY SENT ABOUT 50 OF THEIR CONGREGATIONS IN

1620 IN THE MAYFLOWER AND, AS YOU SAID, IT WAS A

STORMY SEASON AND SO FORTH AND HALF THE NUMBER DIED

THAT FIRST WINTER.

BUT THEY GAVE THANKS TO THE LORD THROUGH IT ALL

AND THEY MANAGED TO CREATE THEIR COLONY IN PLYMOUTH

AND IT LASTED AND THEY MADE PEACE, BY THE WAY,

WITH THE INDIANS WHICH LASTED FOR 53 YEARS AND

WAS NOT VIOLATED BY THEM, IT WAS VIOLATED AT THE

INDIAN SIDE OF THINGS.

AND THEY WERE JUST MODEL CHRISTIAN PEOPLE IN ALL

WAYS YOU CAN IMAGINE.

JERRY THANK YOU VERY MUCH.

THANK YOU, AND HAPPY THANKSGIVING FRANK.

THANKS, SAME TO YOU.
