Hi my name is youhei ozaki. Thanks for watch this video. This time talk about how to improve voice that hoarse by long time karaoke.

At basically,behavior that sing a song is use anusual body place. For example,vocal fold muscle,this is muscle to come out voice. If you use different muscle with usual,that muscle become tired too much.

That result is muscle pain. If you are using that muscle from usual,your muscle don't tired. But person who use muscle that give out voice is a few.

That job is singer etc. This is reason that your throat become tired.

Improvement method is to soften around of tired muscle. For example,it is same with to receive massage into after work out. Or do stretch or take a bath is also same.

The front muscle of neck is become tire. At especially it is back side of thyroid cartilage. Do soften muscle of around to improve blood flow of that place.

The aiming point is upper side of thyroid cartilage. There is a dent into upper side of thyroid cartilage.

That place is the finger is fit. But i don't want to add strong stimulation into that place.

So,please do self care of my other video before do this self care. Please increase finger sense.I recommend that. Touch into dent of thyroid cartilage with second joint of index finger.

It is sense that lower part of second joint of finger is hit. Please rub bone sideways in that state. Please add pressure only a little.

At that time,you will feel painful. Maybe you can not express it well. It is pain that like push the hard things.

If you feel that pain,your front neck side muscle is stiff. But that feeling is sense that touch the stiff muscle.

I don't recommend to do this self care at long time into one time. Sometimes,please take a rest time.And pinch throat skin.

Then to do this self care at during karaoke is very nice thing. If you soften this place at once,don't need adding newly this self care into you

Your throat muscle was becoming stiff from long time ago. You become tired soon with karaoke by that influence. But it can improve by change your condition of present.

My name is Rodger Koller and this video is going to be very quick

extremely quick, actually, because

I just have 5 minutes to record it before my next class

So, without any further ado let's get started

This video is from a series named:

"real-life English"

and today we're going to talk about something that has just happened in my real life

Yeah, it happened 25 minutes ago

and I've decided to share it with you because it was a nice story

as you know, I'm a teacher, I teach via Skype

and for some reason, 50% of my students are teenagers

Ok, so some minutes ago I was teaching a 16 year-old girl

and she is at the advanced level

She is brilliant

She is Brazilian and she speaks English really well

The topic of the class today was "How can music save the world?"

we are following a book and that was the topic today

and coincidentally she was wearing a QUEEN t-shirt

and I really like QUEEN, the band...

So I said "OH!!!....You're wearing a Queen T-shirt, that is so cool!"

I was really surprised and impressed because most teenagers don't even know them

but then she said:

"Yeah, I love QUEEN, I have three QUEEN t-shirts and a QUEEN purse"

When she said that, I remained quiet for a second

and I thought "I mentioned QUEEN, one of the greatest bands of all time and she's talking about clothes

and accessories"

"Oh my God! She doesn't know that they were a band!"

"She thinks it's a clothing brand!"

By the way, I talked to her before and she agreed that I could make a video talking about it

so she has totally given me permission to tell you this story and she has just asked me not to mention her name

That was the only condition

So

Just kidding! Her name is not Marcella!

But then I looked at her and then I said:

You know that QUEEN were a band, don't you?

But before I tell you what she answered I must say that names of bands are treated as plural in British English

So, you say things like

but in American English, people normally say:

But getting back to what I was saying before

I looked at her and I said "Paula"

"You know that QUEEN were a band, don't you?"

and she said

"No, I thought it was a clothing brand"

You might think I got angry with her answer

But no, I seriously understand that teenagers don't know the great old bands

because they haven't been exposed to them, it's simple

I don't know why peple get upset when teenagers say that they don't know who The Beatles were, for example

It's ok and natural

and I'm a teacher, I've already come across some teenagers that thought that Nirvana was a clothing brand

so when Paula said that she thought that QUEEN was a clothing brand

It was ok, because

I had seen things like that before

By the way, my student's name is not Paula, ok?

I've made up that name

but then I asked her what sort of music she liked and she said that she loved rap and her favourite artist was:

By the way, she told me that the correct pronunciation of his name is nor Kanye but Kanye

Anyway, she told me that her favourite artist was Kanye West

So, I told her that I had no idea who Kanye West was

and she got offended and really upset, really! And she said:

"I can't believe you don't know who Kanye West is! He is the greatest artist that this planet has ever seen!!!"

So, I smiled at her and I asked her "But do you know Led Zeppelin?"

and she said "No"

and I asked her: "Do you know Nirvana?" and she smiled and she said:

"I thought it was another clothing brand, but you're going to say that it's a band as well, aren't you?"

and I said "Umhuuuuum"

We looked at each other and we laughed a lot

The thing is, I don't know the new artists and she doesn't know the old artists

and it's ok. Why would we be upset about it?

She is not right and I'm not wrong and

I showed her some of the bands I like and she loved all of them

and she showed me some of the artists that she loves

and I hated all of them

but it's natural because old music is so much better

than music nowadays

We debated for a long time and she was trying to prove me wrong

and in her opinion, Kanye West is a much better artists than Freddie Mercury

I asked her why and she said:

"Because Kanye changed the music industry, he has been on the cover of the Rolling Stones magazine "

"so many times that I can't even remember"

"His songs are always number one on the radio"

"in the USA...He has won more than 20 Grammys"

"Can you believe it? MORE THAN 20 GRAMMYS!!!

"Why do you think that Freddie Mercury was better than Kanye West?!"

"It's insane"

I smiled at her and I said:

Because he could sing

But we were laughing all the time

while we were debating about music

What I like about debates is that it forces my intermediate and advanced students

to use English in order to try to prove their point

in order to try to prove they are right

so I think it's a healthy thing to do

after our class she still believes that Kanye West is better than Freddie Mercury

I couldn't convince her otherwise

I still believe that Freddie was much better than Kanye West

So, please leave a comment telling me your opinion about that

and if you think that old music is better than music nowadays...You are right.

and it's really ok if we have different opinions because

then we can debate about it and it's a great opportunity

to practice English, isn't it?

Hi everyone and welcome to another edition to Homebuyer's School, today I'm

joined by Eddie D'ambrosio, a real estate agent with Remax Elite and today the

question we're gonna answer is what's the best way to negotiate a purchase

price of a home? So Eddie this is a big question a lot of people want to know is

how do I negotiate down that purchase price?

Yeah that's a great question.

I think a lot of—every buyer wants the best deal right so everyone's trying to

get the best deal they can and strategy is the key here, so when I talk to

my clients about this kind of the first step in this process of getting the best

deal is understanding—understanding fair market value or current market value of

the property that you're looking at from that point once you understand what

similar properties are selling for then you can formulate a good strategy to go

about getting your home for the low end of that spectrum.

And where do you go about doing this market research?

The first step nowadays with access to

online information is get online, do a bit of research and then take a look at

similar homes to what you're looking at online and see what they're listed for,

what they're selling for if you can, but really—really you're gonna get more

information from your realtor. Your realtor has access to information

and tools that will help you to understand what properties are similar

properties are selling for around you.

Is it also a matter of going out to

different homes and viewing those homes that are similar to the ones that

you're looking for whether new or resale?

Yeah I think anytime you can look at

more properties up to a certain point where I mean I guess you can look at too

much so try to look at a few homes that are kind of similar to—to maybe that one

that you're really interested in and then from there you can maybe more

easily make comparisons.

So once you're finished let's

say you know, you have your price range right, so what's the next step in

terms of what do you need to prepare for before you start actually doing that

negotiation with the seller or salesperson or so on?

Well I think

whenever you're out looking for a home, one of the first steps I always speak

with clients about is go in to speak with your bank or mortgage broker, get a

pre-approval just so that you understand that kind of the price range that you

should be looking in—so that may be as a as a first step is a good place

to start and then—

How do you like—so maybe this goes into the really

technical aspect, but like when you're actually face to face with the seller or

a salesperson, what are some tricks that you would do in terms of negotiating

that price? Just like presenting a price, be like, "well I don't like that price so

I'm gonna go with this much" —right?

Yeah so I mean that's the best way you—

you can do it if you can just you know, okay, put it put in a low price and

hope for the best but that's where it went earlier when I was talking about

you know understanding what is a good price, what should this property be

listed for and determine is it priced really competitively, is it overpriced?—

and then from there determine you know, where your offer should come in at

and then when every— because whenever you can make an offer based on factual

information on data, on previous sales, there's so much more power, you

have a lot more support to that offer so rather than just throwing out a number

for the sake of it because of course everyone wants to get a deal.

But if you find let's say a house that you know you've done your research but it's

beyond that price but you really want that house, is there is there a certain

point where you're like, I can't bid on this because it's way too over valued?

You know, I think it's always worth a shot if you're— if you're especially— especially

maybe in more of a buyers market you may have a little bit more room with

the seller to to go for those properties that are just a step out of your price

range, you may want to consider you know, you

may want to consider looking at properties that potentially need a

little bit more work as typically there's more points on

properties like that to negotiate off of.

Yeah. Do you have any other— anything

else to add in terms of how to negotiate a purchase price at all?

So I think another

really key thing here is when you are looking at properties to be really

diligent with your observations and each property because it's through

those tours of the home where you'll really be able to to take down a

list of of those items that are gonna factor into the purchase price of

the home so that might be the condition of the property, the amount of work still

needed in the home, how current or dated is that property because— and

because these are the things that are really going to help you to

negotiate that purchase price especially if you notice that you know, there's a

new furnace needed and a new roof is needed on that property, pretty soon

bringing up items like this to the sellers attention you know, they can be

great tools to negotiate.

Infertility treatment for women - IUI - 7 facts you should know - Duration: 2:14.

Infertility treatment for women is a big topic to cover

I'm going to break it down to some broad categories to make it easier to understand

in today's episode, I'm going to explain IUI.

IUI is also called intrauterine insemination or

sometimes artificial insemination.

It's the process of putting sperm directly into the uterus.

Why would this help you get pregnant?

When you have intercourse sperm are deposited into the vagina.

Most of them promptly die.

Some leak out of the vagina.

Most of the sperm that aren't killed get trapped in the sticky mucus of the cervical canal.

The end result is that very few sperm make it

into the fallopian tubes where fertilization happens.

With IUI, you put the sperm directly into the uterus.

That way you get a lot more sperm into the tubes and the chance for pregnancy is higher.

This is true even when a man has a normal amount of moving sperm on his semen analysis

Of course, in order for IUI to work,

a woman must ovulate and have at least one fallopian tube that is open

Fertility medications are often used with IUI to further increase the chance for pregnancy.

Men who have really low sperm numbers such

as less than a million or two are not the best candidates for IUI and should

instead consider IVF.

IUI does not increase the chance for a multiple pregnancy, but...

the use of fertility medications will increase that risk.

Finally, compared to other fertility treatments IUI is a pretty reasonably priced option.

Usually, it is somewhere in the few hundred dollar range for each

month of treatment

Goofy and Donald and yeah that's because I actually managed to get

anyway um yeah I managed to get the solo and - time trial' worship done with the

haleyss cup yeah it was actually not that hard the solo cup was not really

hard as if I was with Donald and Goofy and the time trial was a little bit

harder and I only had like 50 seconds left so yeah that's that anyway those

are the two weapons that I got I got a the safety Queen from the solo challenge

and I got the safety King from the let me turn around coffee from the time

Trier and sadly both of those weapons are not really better than what I

already had I mean a fantasy star is little better and Goofy does more damage

with the mighty shield but yeah let's just let him keep that that's yet

because I don't really know how Goofy's weapons work I think you can like the

bigger is sheer the better he can reflect project hurts because cough can

reflect projectiles on his own without doing anything or something as long as

it hits the shield I think that's how it works so the bigger of shi'ite Abela

I guess but I'm not really sure anyway I want to go and fight - first up

when I get hit really useful and leaf brace are stopped enemies from braking

curability oneself so yeah now I can hear myself even if I would have got

tips it wouldn't count because if I heal I'm invincible for a few seconds so yeah

there's awesome levels are exactly the two abilities that I needed and yeah um

if you're wondering why Peter Pan is in our group we actually need Peter Pan and

yeah let's go what is it thing you want to go to the

clock tower it's up to you Sora let's go okay let's fly together this is actually

one of the more annoying bosses because it's such a gimmick boss but yeah you'll

see oh hi mr. phantom wait what yeah

was actually pretty hard to decide who to bring for this battle but first of

all I want to do this stop we're gonna use stop on this cloud

on this clock because it will count down on and whoever was targeted by this one

attack will go down if the clock we just deter the twelve again and yeah as I

might have noticed I use a lot of magic that is because I actually need to use

magic but it's one battle and yeah the art of this boss under the cloak changes

its color and depending on the color I can only use like certain spells like if

it's white for example I can attack it normally but if it's blue and I have to

use ice and yeah this is how the whole belt is going if it's yellow it's gonna

be fun now and if it's red it's gonna be fire and I have to use stop on the clock

again I was wondering if you could like punch it up again but no yeah I was

actually pretty hard to decide who to bring because goofy has that ability to

hear my MP and Donald's can use metric which should be useful in this battle

and I couldn't decide which one to bring and I eventually decided to do to trade

goofy off for Peter Pan because I need him to be in my party because then I

couldn't have reached this boss

boom an Einstein this barrel is actually not that but but always for this wasn't

brilliant knowing but actually it isn't brothers it yellow alright okay the

clock was moving and if it reaches zero by the way how are you kidding me yeah I

put all if you eat us with me hopefully it will be useful it's actually no no

way for me to recover my MP except getting hit or something

while I taking it normally if it's white so yeah it's pretty annoying boss

hopefully we can do it we should be able to do what I mean no he's moving nope no

now it's moving eat this I think on hindsight goofy would have probably a

better choice but okay nor do we know what that attacked us I think it

actually stops my MP or something is it yellow all right I mean aside from that

clock this pedal is actually not that challenging this thing doesn't really do

anything except flying away sometimes and doing this one attack so we protect

myself from again if you don't mind

why did I even explain what happens if the clock runs out

yeah the party member was the number above him will actually go out of pedal

for Donald yep Donald if you get all spells toward

the maximum so let me just do this well it's quite impressive here's something

for your effort dream rod special special take good care of it we got our

weapons for Donald yeah remember the very first weapon that we could choose

yep we see us worth holding on non power that is the rod that we could have

chosen at the very beginning of Kingdom Hearts and yeah I already got like the

word for goofy and yeah cool huh how did I get this one I think I don't remember

no I don't remember sorry anyway this is was it for the first boss to phantom and

next boss it's gonna be in the next part so yeah keep an eye out for that and
