2018 Ford Ecosport Review — Cars.com - Duration: 3:27.

Ford is a little late to the subcompact SUV party with the new EcoSport car

that's actually been available overseas for some time now

despite the not so fresh routes the EcoSport does have some charm but it

comes with drawbacks small and large the EcoSport does have an upright profile

that's really a distinguishing factor in this class of cars it actually looks

like an SUV it's not some butch DUP hatchback which a lot of competitors

essentially are that profile it sure is a nice high seating position certainly

doesn't feel like you're in a hatchback here though visibility a little bit of a

mixed bag it's really nice to your sides where there's a lot of glass and a clear

view straight back thinks your rear head restraints that look straight down into

the seats and completely out of the way but massive eight pillars in the

EcoSport really do create a prominent obstruction that sort of you're ten and

two o'clock now second row also a bit of a mixed bag in the EcoSport it's really

nice that the seat sits this high off the ground adults won't feel like their

knees are uncomfortably elevated which is a sensation you get in a lot of cars

smaller cars subcompact cars especially but overall nice pace here not that much

I'm 6 feet tall that's where I would sit to drive as you can see I really just

don't have that much extra clearance left over now the cargo space leaves a

few things to be desired first of all instead of using a conventional lift

gate Ford it uses this swing gate right here for the EcoSport and if you've ever

parallel parked in the city you often don't have this much space behind the

car to actually fully open it and access stuff for it also puts this right here

this is the release it kind of incorporates it into the tail light sort

of an interesting area to put it but from afar it just looks like you've got

a broken taillight now inside the EcoSport does have this

nifty cargo divider here it lets you choose between maximum height behind the

second row or a continuous load floor with the seats folded but to fold those

seats down to get the maximum volume you actually have to flip forward be

cushions first and then fold the seat backs down again kind of an old-school

setup now front wheel drive models have a 1 liter turbocharged EcoBoost three

cylinder engine I know EcoBoost in an eco sport but the latter has a different

pronunciation as well its name came first either way

whatever you want to call it there's decent power past about 2500 rpm or so

but some editors complained about excessive lag starting out now

suspension tuning is generally soft overall but other editors found

excessive shimmying and shaking at highway speeds and the echo sports wind

catching profile means you have to make a lot of minor steering Corrections kind

of stay in a straight line that can be wearing after a while city speeds are

what suit the EcoSport best but city conditions maybe not so much drop a

wheel onto a really uneven section of pavement and the whole car can rock for

a second or two afterwards that's sort of inevitable with such a short

wheelbase but it's a major drawback all the same so a checker driving experience

and that swing gate really limit the EcoSport but as sub compact SUVs go

there really aren't that many standout choices in the bunch consider the

EcoSport if you like the driving position or the styling or even its

intuitive sync 3 multimedia system but remember all that charm starts to wear

thin as soon as you start driving

It Took Weeks For People To Finally Help This Dog, And When They Looked Closer They Were Horrified - Duration: 6:07.

It took weeks for people to finally help this dog and when they look closer they were horrified

When this little dog found himself abandoned on the streets of Peru it was like he was invisible for

Weeks people passed him by without so much as a second glance

But when someone finally decided to take a closer look they were horrified by what they found

Life had been hard on little Cabazon Seto

it's

believed his owner had abandoned him leaving him tied up at a metro station in the city of Lima Peru and the reason why is

completely heartbreaking

Cabazon Seto had sustained injuries to his back legs

And this is believed to have been the reason why his owner had decided to ditch him

They tied him up outside the busy station and left him strapped to a wooden board with wheels attached

Unfortunately street dogs are a familiar sight in Peru and in the majority of South America

Here people don't really see dogs as domestic animals in fact if a family owns an animal

they usually have a practical purpose like protecting the home or chasing off pests and

So when a dog becomes older or injured? They're no longer of purpose?

consequently families will often just abandon them in

Addition many communities in peru live in poverty meaning some families simply can't afford to keep a dog. Simply as a pet

Furthermore Peruvians are reluctant to adopt strays and this further contributes to the prevalence of street dogs

They worry that these animals carry diseases, which could be dangerous to humans thus the country street dog problem

Just keeps growing and growing and as for the animals themselves they remain largely ignored left to fend for themselves

However with that said there are some people who are trying to change things for the street animals of Peru

Milagros Peru knows for example is a small shelter that takes in disabled dogs

And it was this organization that first took chem is on Seto under its wing

That was four years ago because when a group of youngsters found Cabazon Seto outside the metro station they untied him and set him free

They gave him some food before continuing believing the little dog could fend for himself from there

But when they came back to the same location just two weeks later

They discovered someone had tied cameras and seto up yet again

And although the street was busy the animals seemed to be invisible to people walking past

furthermore by now the dog didn't look very well at all as

A result the group decided to take Cabazon sito's fate into their own hands

That's when they took him to Sara Moran the founder of Milagros Peru knows

Moran cares for street animals in her own home often housing her furry patients and baby cribs while she nurses them better

But as she noted Cabazon sito's injuries moran decided to take the dog to the vet

Immediately instead and although she had her fingers crossed. She didn't get positive news

Veterinary staff warned her that there was a real possibility that the dog could die and even if he did survive

He'd probably end up paralyzed

He had renal insufficiency, and his spine was badly injured Moran told the dodo in May of 2017

He also had many wounds and scabs

And he couldn't even walk because he was tied to a table and he'd urinated and pooped in the same place

Which caused his genitals to split?

at

This point many people in Peru would have chosen to euthanize Cabazon Seto. However moran wasn't just any person

Instead she decided to give the dog a fighting chance and so using what little money

She had moran funded the dog surgery and kidney treatments

Once Kevin's and Seto had recovered from his operation moran was keen to give him back his freedom

So she bought him his very own doggie wheelchair, and now he can run around like any other dog

Kevin's and Seto is still on medication for his kidney troubles, and he also has to wear special diapers and eat specific foods

It's also likely that'll never regain use of his hind legs however for the first time and perhaps forever

Kevin's and Seto is living his life to the fall

Now the little dog loves nothing more than

socializing with his four-legged friends and at the shelter he has plenty of doggy playmates to choose from

aside from Cabazon Seto Maran cares for another sixty dogs many of them with disabilities themselves

But many of these animals will find a great inspiration in Cabazon Seto

He loves putting his wheels to good use at the beach and in Moran's yard

Moreover he even took part in a marathon

Kevin's and Seto is a great warrior Moran told the dodo in spite of everything he suffered

He's very loving and sociable with people Cabazon Seto gives us a great lesson of love and courage for life

Courage for life in

fact thanks to campus Encinos fighting spirit

He's become something of an icon for Milagros biryeo Neos and the fantastic work

They do his image even adorns the sanctuaries logo on Facebook and as a result more than

550 people have liked the emblem

With his newfound celebrity status Kevin Seto is often the main attraction at Milagros Peru Neos community events

Here members of the public get to pet and interact with these friendly street dogs in this way Moran hopes to change

Peru's perception of strays one stroke at a time

before the material starts to harden so mix quickly and be ready to make your

impression within one minute from when you started mixing you can tell the

material is mixed when it is a solid light blue color with no marbling now

roll the impression material out in your hands

so that it's roughly the size of your finger place it in the tray push down so

it fills evenly from front to back when you start your impression be careful not

to scrape your teeth against the front or the back of the impression tray aim

for the center of the material try to get the tray in your mouth before

touching it to your teeth then use your thumbs to press straight up with one

continuous motion don't bite down instead use your thumbs to hold the tray

great impressions now we'll take a look at four examples of real client

impressions received by our lab two were rejected and two were accepted examining

these impressions should help you avoid some of the more common mistakes we see

on a daily basis

shallow impressions don't show the top edge of the tooth called the gum line

firm steady pressure is required to get the material all the way to the top of

the tooth if too much time passes between mixing the material and starting

the impressions this can become difficult these long sweeping marks are

caused when the tray is cold or dragged while being removed from the mouth this

can also occur when the material has not had adequate time to set up before

removing scrapes like this are seen when the tooth makes contact with the

impression tray make sure your bite is centered in the tray this impression has

very distinct lines between each tooth the teeth indentations are clean and not

stretched or dragged notice the solid blue coloring of the impression material

this indicates it was mixed thoroughly and evenly

these impressions have clear separation between the tooth and gums this gum line

is critical to the design process this is an example of good impression depth

it is deep enough to capture the full tooth but doesn't scrape through to the

tray because our entire lab direct process is built on your dental

impressions this is the single most important step and it's done by you the

client please understand that your attention to this step is vital to your

overall satisfaction with your finished veneers you need to know that our

veneers aren't designed around your teeth they're only designed to fit the

impressions you send us the formula is simple a good impression equals a great

veneer we can only be as successful as the impressions we receive now you have

The Crazy Tuners - Toyota Supra (part 1) - Duration: 13:55.

When it comes to Crazy Tuners, the Japanese tuners are definitely the craziest ones.

Creators of some of the most popular tuning styles out there, the Japanese tuners have

managed to dominated the tuning world for more than 2 decades.

Since there are a lot of tuners that have worked with Japanese cars, would to cover

them in one video.

So I'm going make videos for each 90s car which was popular among tuners.

I would include here mostly cars that were built by establish tuners, but I would also

include here cars that are quite interesting to mention and race cars.

The car that I chose to start this video is the mighty Toyota Supra.

So like I said I also want to talk about the racing Supra, and what Supra would be better

to start this video then the legendary TOM's Supra.

Part of the Japanese Grand Touring Championship, TOMs Supra is racing icon, and is considered

as of the greatest race cars of all time.

The Japanese Grand Touring Championship or JGTC was founded back in 1993 when replaced

the JSPC, All Japan Sports Prototype Championship which was part of Group C. The JGTC was created

in order to reduce the costs of the prototype championship.

The early years had a wired mix of cars, including cars like the Porsche 962, Nissan Silvia,

Ferrari F40, Toyota Supra, Lamborghini Countach and Lancia 037.

The 1993, 94 and 95 championships were dominated by Nissan with their Skyline GTRs.

The big change for the championship came in late 1995, when the decision was made to replace

the JGTC with the GT500 and the GT300.

The reason for this change was the fact the championship had started becoming to expensive

for the teams.

So a number of different rules were applied in to make the new championships less expensive.

TOMs Supra made its debut in 1995, while previous teams had already raced with Supra's in

the previous years, but with little success.

TOM's or Tachi Oiwa Motor Sports had used Toyota's for years and had been quite successful,

they also had been part of Group C. Toyota's approach to wining the championship was bit

different from their competition.

Differently from the others they decided to abandon the mighty 2JZ-GTE which powered Supra.

Instead, they decided to go with the 3S-GT engine, which was the same engine that Toyota

was using for the WRC Celica GT-4.

This was one of the rules of the early days of the JGTC which allowed the cars to run

in any engine as long as the engine was already in use by the manufacture.

This was great choice since the engine was lighter but on the same time the produced

493hp which was enough since the limit was at 500hp.

The 1995 championship didn't proved to be great for the team since the championship

was won again by Nissan, while the 1996 championship saw both teams to be beaten by the McLaren

F1.

The 1997 was finally the year of Toyota.

The championship was dominated by two teams, both racing with Supra's.

The competition between TOM's and SARD was only chosen at the last race.

In fact both teams finished with a total of 67 points, two wins and second place for each.

But a third place at the Fuji Speedway was enough for TOM's team to win the championship.

But since we are talking about SARD, they built a quite interesting Supra.

For the 24 Hours of Tokachi, Toyota and SARD decide to return Supra back on the grid, but

the power train was completely different from all the cars before.

SARD swapped the 2l engine with the 3UZ-FE which is a 4.3l V8 which is used by the Lexus

430s.

But they didn't stopped here, since they also equipped the car with a 200hp electric engine,

creating this way a AWD hybrid with 480hp.

And they actually won the race, and so the Supra HV-R became the first hybrid car to

win a race.

But now lets talk about the tuned Supra's.

Ab-Flug is one of the most known and famous Japanese tuners.

Their pink RX7 is one of their most famous creations, since the car was also part of

the MidNight club, together with a 911.

Their offered a number of different kits and conversions for the Supra, but the most famous

one is the S900.

First, the engine received a HKS turbo kit and also a new computer fuel managing system

by Ab-Fulg.

All these increased the power to a hoping 900hp, which is enough to help the car to

reach a top speed of 355kmh.

Together with this wild power the S900 came with crazy bodykit.

This bodykit included, front bumper, side skirts, rear bumper, rear spoiler and a new

bonnet.

Blitz is another established JDM tuner, and so off course they offered their Supra kits

and conversions.

The Blitz conversions offered 750hp which were enough to reach a top speed of over 300kmh

and to accelerate from 0 to 100 in just 4s.

But the Blitz Supra is mostly known for the 753 Supra.

The 753 was built to brake the Nurburgring record of the R33 GTR, which had set a lap

time of 7m 59s.

The goal was to set a lap time of 7m53, but after they tried in 1998 they set a lap time

of 7m49s, braking this was the record of Gemballa which had lap time 7m52s.

The bodykit set offered a new bumper, side skirts, rear bumper and giant spoiler.

But definitely the most famous tuned Supra, is the Top Secret V12 powered Supra.

This mad car is built by Kazuhiko Nagata or Smokey how most people know him.

Smokey is a legend on the tuning scene and there are stories among stories about Smokey

Nagata.

And a good number of these stories are about the mighty V12 Supra.

In 1997 Toyota released the 1GZ-FE V12 engine for the Century.

And so Smokey got the idea to use the V12 engine for the Supra.

The engine swaps are very common now days, but back than these conversions were mostly

done by established tuners and not by private mechanics, so this was something very big

for the day.

Now is unclear how much power the V12 engine actually produced since the engine comes from

the 276hp era.

But off course this engine didn't produced enough power to satisfied Smokey, so he decided

to pack the engine with two HKS turbos.

His goal was to reach a top speed of 400kmh, so he was aiming the 1000hp mark.

He also completely changed the look of the car so he could get a lower drag conficecy

and to raise the down force.

After lots of hours of hard work and tons of money spend the car, Smokey finally started

setting speed records all over the world.

In 1999 Smokey sent the car to UK, aiming to reach the 320kmh mark.

He went pretty dam close with reaching a top speed of 317kmh.

But he was jailed by the UK police for overspending, and he was fined 190£, the next day he was

forced to leave the country.

After UK, he sent his beast to New Zealand when he set a number of different records

and got arrested again.

But there is only one place when you can reach the highest speed possible, and that is called

Nardo.

Sadly he failed to reach 400, but the top speed that he reached was again pretty impressive.

He reached 358kmh.

HKS and TRD also built Supra's, but their cars were mostly promotional car for their

parts so not a lot of numbers and specs exist about these cars.

No I couldn't find much information about more Japanese performance tuners.

Due to the language barriers is hard for me to find information, so if you have more info

about Japanese performance tuners, not only about Supra but all the Japanese sport car,

please sent me an email.

But most of the people just wanted the fast look and not the crazy power, so many tuners

were interest on offering mostly bodykits.

Even though lots of Euro tuners offered only bodykits which made your car to look faster,

the ricer style that we know today only started in the 90s with all the Japanese sport cars

of the time.

Now there a lot bodykits built by Japanese, European and Americans tuners, but I would

only talk about the most interesting ones since most these bodykits are very similar

with each other.

Trial Tuning Performance, offered and still offers different Aero packs.

The most unique thing of their bodykits are the curvy lines of the front bumper and the

side skirts.

But the best part definitely is the rear bumper with that giant diffuser, which makes the

car to look so beautiful in my opinion.

Skippers bodykits also were quite similar with the Trial bodykits, with the curvy lines

and with big inter cooler opening.

Like I said previously TRD offered lots of different parts, both performance parts and

bodykits.

Their bodykits were quite simple in fact, the bumper was way simpler compared to the

others tuners, since most of them had very complicated designs.

The rear spoiler on the other side was very interesting since looked like a Porsche Spoiler.

Varis on the other side made some the craziest bodkytis.

The early bodykits were quite wired, especially the front bumper, and the headlights covers.

But their news bodykits are some of the most beautiful Supra bodykits, probably because

their look more modern compared to all the others.

The Bomex bodykit is probably the most famous one since is the bodykit used for the Paul

Wlakers Supra.

Even though this wasn't the first bodykits of this style, is definitely the bodykit which

probably presented most of us to the JDM style of tuning.

The bodykit consisted on wiled front bumper, side skirts, rear bumper and the giant rear

spoiler.

But the wildest bodykits were definitely made by VeilSide.

VeilSide is another big nae since they are the ones that designed the HANs RX7 bodykit

from Tokyo Drift.

Like the Fortune RX7 the Fortune Supra is hard recognize in a first glance, since the

bodykit covered the headlights, the rear hatch was completely different, and the rear part

of the car looked completely different since the car had lost all the curves the Supra.

But their most famous Supra is the 4509 GTR which looks what Chrysler response to the

Bentley Continental GT.

So guys thank you for watching see you next time.

LATEST BOMBSHELL: Obama Secretly Hoarding Refugees With Highly-contagious Archaic Diseases - Duration: 4:16.

As liberals continue to fight President Trump tooth , and nail on his migrant ban, a woman

who's been sitting on many of the United Nations' meetings regarding refugee resettlement

to the United States is risking it all to raise alarm bells to those willing to listen.

The information she has about a literal Muslim invasion is so disturbing, that it proves

that we are intentionally being taken over thanks to the malicious actions of those at

the highest levels of our government . And if our president is unable to stop what is

happening with an executive order, America as we know it will soon be lost forever.

The woman's identity in the following video is kept private due to the damning information

, she exposes about the hordes of terrorists being flown into America as we speak .

She reveals that there is a blatant war on American sovereignty taking place, being orchestrated

by Barrack Hussein Obama , who continues to violate the law through by blocking President

Trump's ban with judicial activism .

Obama is secretly planting his Muslim foot soldiers in America, as thousands of these

unvetted vermin continue to come to America under the guise of the "refugee" program.

After attending many meetings with the United Nations' Office of Refugee Monitoring, she

was able to drop the following bombshell on the sickening invasion taking place in America

.

She reveals that not only are these individuals flown into America at night so they go under

the radar, but that they're being thrown on a plane and flown into our country with

absolutely zero vetting process . She notes that many of them have many highly-contagious

archaic diseases that were once eradicated from the United States, including leprosy,

tuberculosis, smallpox, polio, and giardia.

She also dispels the propaganda that, the invaders are primarily women and children,

a tactic to pull on the heartstrings of the American people, stating "The vast majority

of 'refugees' that we've received here in Missouri have been males, between the ages

of 15 and upwards towards 40, 45 years old."

Josh Tolley notes the similarity to the situation we seen playing out in Europe.

She reveals that the invaders are brought in at night, supposedly because the air fare

is cheaper, but also because there is "less public at the airport."

In other words, it's easier for them to hide what they are doing to us.

"It's almost like they're making money running refugees," was a comment by the

host.

The guest says the agencies are responsible for setting the new arrivals up with a place

to live, welfare, food, Medicaid and welfare and a housing allowance, in addition to the

cash they receive on arrival .

She states that the new invaders don't have any documentation, that they are in essence

being given new identities upon arrival, many of them coming in with no more identity than

a description as "FUNU" full name unknown.

They were also pressured to identify the refugees in such a way that they would be qualified

for Social Security long term disability.

What's even more disturbing is that , after immediately given Social Security benefits

once they get to America, these invaders are then given complete new identities through

social security cards and US passports.

And if states refuse to exercise their rights and refuse to play ball with these invasion

programs, the Federal government has a backup plan for that too . The Wilson-Fish Program

gives the federal government "legal" authority to go in and violate state sovereignty, dropping

off these Muslim invaders wherever they damn well choose . With these terrorists now free

to roam, sleeper cells can then be activated at a moment's notice to carry out terror

attacks on Americans.

Obama did a wonderful job not only creating ISIS , but allowing them to rise to power

. Now all that is left for his plans to come to fruition is to invade America with his

Islamic foot soldiers, and through judicial activism and blocking Trump's travel ban,

this is how Obama will succeed .

What makes it even more infuriating is that the liberal media will continue to cover Obama's

treasonous ass, blasting concerned Americans as "racists" and "bigots" who want

to implement a ban on these vermin as a way to keep terrorists from infiltrating America.

How to Get Started Teaching Online - Duration: 44:31.

Appreciate that. And thank you for the accolades on the awards as well, that was a surprise for us. But we're excited about it.

So our topic today is how to get started teaching online. And it's an interesting topic because we had to think back in our history. We started back in 1998 with our online classes at TC. TC and

I still remember it very vividly, but it's 20 years ago. So that's amazing to me that we've been doing this this long.

With me today I have a panel of folks that

Will help me with his presentation. We're going to do a little took 2025 minutes max presentation and then we'll open it up for some questions and answers because we're really

Wanting to hear from you guys some of your questions and see if we can respond to them as

If you have a question, as we're presenting like Carl mentioned earlier, please go ahead and posted in the chat box and then

Like I said when we get to the question and answer period. So your panelists today is myself. I've been the director of online learning.

For actually over 20 years now 21 years to be precise and 20 years ago is when we actually started the online classes. Back then it was just TV courses where we call Tele courses.

Interactive TV courses and just the beginning of online learning, which took over everything for us. But the other panelist is Dr. Jennifer Campbell.

Was the Associate Professor instructional designer and she's probably been with our online program just as long as our online program existed. So I'll let her talk a little bit about that later.

And then also, Travis wide who's assistant professor of business, although he wears many hats. He's one of our chairs.

Division

He's going to talk from a faculty perspective about some tips for teaching online, but I wanted to give you just a brief history of GCC and kind of where we've been.

With our program. We did start in 1998 with our president announcing that he wanted 20 online courses. It's always kind of nice to have.

A top down announcement like that, that he just says I want 20 by next year, next fall we want 20 courses online because then that makes makes it so much easier to get everybody on board and moving in the same direction. Not all institutions have that blessing, though.

So we put 20 courses actually was 27 we actually put 27 courses out there in the fall of 1998 and then we started with this course approval process. That's the way we started

Accepting online courses. So every course had to have its own approval. So we did a

request for proposals every semester full semester fall and spring and then faculty would submit a proposal for a course. And so we would only improve that course.

We learned quickly that in. I think it was the fall of 2006 when we had 50 course proposals that that process was just too big for us.

And so we decided, well, hey, what, what if we certify faculty instead. So if we go to a family certification model.

certify them to teach online or develop online. And then we don't have to worry about approving a recourse. So that's the model we chose in 2006

We have two parts to that which Jennifer, we'll go into more detail of one is certifying the instructor to teach online and the other is certifying our faculty to develop content or developed courses online and we've based that certification on there, but the Quality Matters Rubric.

Then recently in 2017 we've added to this process of what we're calling ongoing professional development to improve online courses.

Because those faculty that went through certification. Let's say back in 2006 while they're probably have excellent courses. Today we realize that we're not doing them a service by

Just saying all the same thing you did back in 2006 with instructor certification still applies today because as we know this is a moving target. Things change all the time and online learning.

And so now we require every three years that badly or teaching online. We'll go through some significant professional development and we currently offered nine options for that several are based on quality matters, but we also have

Some of our own including a new design institute that we're launching this may so we're excited about that. Again, Jennifer. We'll talk a little bit more about that. So I will turn it over to her.

Jennifer, you're ready.

Yes.

Thank you Andy

So my task is to talk about what we do in our online instructor and online Developer Certification. And so if you're somebody who runs a a online program. This might be helpful information if you are newer to the

teaching online. And if you're an instructor who is just getting started online, you might consider these types of things that we teach in try to give yourself. These experiences or develop these skills, but we do we offer a five week

online instructor certification that's geared towards

Learning about how

To use the tools and to manage a class when curriculum is already given to you so

The first decision that we made was to put people in this certification as a student, because we believe that having a student perspective is very important when you teach online to at least have some experience taking in online class.

The second thing that that we do is that people start right out with an exercise that they have to show competency with file management.

And with some of the schools basic technologies. And again, we think that those are really important things and we like people to identify early if they don't feel that they have these skills so that they can address

These basic fundamental things before they jump on to teaching jumped into teaching online.

We think it's really important for people to know the tools inside and out, so that they are managing efficiently giving students be back in in a way that makes sense for the LM s and so

They're embedded throughout our certification our practice with all of the major tools we have people that will ask us

Well, I've come from such and such a school. Do I need to take your online instructor certification or does my experience count. And yes, your experience counts and we value that

But we do ask people, will we require people to go through the certification before they teach online.

Because there are certain things that we do in our school that might be different than what other schools require and so

We've tried to do a grandfather in type process, but it really didn't work well and what we have found is that people that are really proficient do the workshop in much less time than people who need more experience with developing their skills.

We embed throughout the

Throughout the certification recognition of characteristics of effective online instructors and we try to model many different ways of doing things.

Some of it is probably not the best model, but we want people to experience both what it's like to get feedback immediately and to not get feedback immediately and so that we

Not only provide information about the effective online instruction, but also what not to do. Communication strategies is one of the keys to teaching online and we model again weekly announcements ongoing email communication and

Strategies that we think are most important.

We go through the importance of a learning community and we also do that with a group project because we want everybody to experience what it's like

To be a student who who is has to participate in a group project online. And we think that that's a valuable experience of that people can weigh it and decide what's going to be best in their class.

And can you advance the slide. So after people take online.

Instructor certification thing, move along to online developer if they decide that they're going to develop curriculum for the college

And so some people will never get online developer, they're teaching under somebody else's stuff in there very happy with that. And other people decide that they want to be able to develop for modified the content that they've

Been given so they have to do that online developer course. And in this case, it's more individualized, they don't work as a cohort, like they do an online instructor

And they basically are developing a course plans. So our major takeaways, in this case is that they are familiar with measurable outcomes.

We, we did follow the Quality Matters Rubric on many of our things are

We will use the rubric as one of our texts, but we also work in backwards design in some other things too, so

They do is they study alignment with assessments instructional materials activities tools and how these things align with their outcomes.

And they're developing a course plan as they go that they submit to the instructional design team. And each one of the submissions is reviewed and given feedback.

There is a whole section in the workshop on how to make digital documents accessible because everybody knows that that's probably a really good thing to do. And then we have a big emphasis on

Having people

Conceptualize and create clear navigation and so again the feedback pieces. Very important to people and we really make this a priority at our school for making sure that each person's work is referred

Each person's work is reviewed carefully and that they get feedback that they should be able to generalize to anything that they instruct online and a lot of the concepts translate to a face to face course is well

So once a person is completed up online developer there there.

They have the skills that we think that they need to develop anything. And that is the end of the process and they at that point or certified to develop anything that that their school feels that there's a need for them to develop and now Travis is going to talk more about specific

Design tips and instructional tips. Thank you.

Thank you, Dr. Campbell, I've just reflect very briefly on the

If you would mind going back one slide reflect briefly on the

Timeline that mentioned online learning at TC. I was actually a student myself in in and two decades later, I'm still or continue to be a student now working on my

Doctoral degree, but it's been interesting from a student perspective to see how that's evolved and changed over the years as a match. And most of you have experienced as well. But I was asked to speak today as a as a faculty member, and I also, as mentioned, had some responsibilities.

As a lead faculty as a department chair so I teach myself. And then I have a number of faculty about a dozen that also teach online. And that's a critical part of what we do.

And I've done that. I've been teaching almost exclusively online for a little over five years at etc etc so developed

A number of tips and this is certainly not an all inclusive or an exhaustive list, but we think certainly serve as a foundation for folks that are maybe new or newer to teaching online.

In that graphic there in the slide before I included that intentionally because there's a there's a button that says teach online. I think a lot of us.

We have a tendency to look for that switch to a number of folks that maybe have taught

For a number of years on campus and we want to switch your button to teach online. And unfortunately, there isn't one. So with that said, I do want to

Review, a number of tips that you likely find beneficial to teaching online for the first time, or you don't have a great deal of experience and I resisted the urge to

Or I guess I did. They're all caps before the course begins and you really want to have your, your course content your structure.

Fully developed and for a 16 week course that can be challenging, especially if you're accustomed to teaching

In an on campus environment where oftentimes you're still refining and putting the touches on a number of things as the semester goes on. And that's not to say that you're locked in completely with your assignments or your material that you develop because you're teaching online.

But keeping in mind that you weren't going to see, most likely, the students every week once or twice a week as you do in your own campus environment so

They're going to be looking at these assignments and the structure and so changes can be midway through the semester can be pretty difficult.

And that'll make grading and communicating the class, much, much easier. And the next item is instructor presence and this really sets the tone. Just like when you're on campus.

Setting in the classroom really sets the tone for the course for the students for the interaction among from student to faculty and among students. And sometimes that's as simple as, including a picture of yourself. And that was

Why you're interested in the subject matter a little bit about you and that was students sort of have a peek into the

Individual that they likely would have gotten again if they were sitting in your classroom, but now that they're in your online environment. A little bit. A little bit different and something that last point of this

tip is to resist that urge to have a list of rules or specifically said ways that a student can fail.

That's often comes across that way. And I mentioned at the beginning, that, you know, I've been a student and continue to be oftentimes when we develop our materials we

Have a tendency to to do just that, to say this, that needs to be done this way in that way. Make sure that your presence comes across as you want to help students succeed, just as you undoubtedly did. And so the next slide.

Really. Thank you.

To that end, is to have regular announcements, you certainly don't have to do this, but it's

It's highly beneficial to have a communication. This can serve as a trigger to remind students so yeah I'm enrolled in a class online. I need to. I need to stay engaged, but it also makes it feel much less like a

Sort of a can of course

It's tailored to to this environment to you and to these students. And one way that you can do that is by adding contextual comments.

Or tie specific subject matter to maybe a current event and that way they know that you're not, you haven't just plugin played the

The course from one semester to the next.

Likewise, having a Q AMP a forum or a venue, or a place within we've said Allah mass. And for those of you that are maybe brand new to teaching online.

That's our learning management systems. So, for a lot of you it's blackboard could be Moodle, etc. As a number of different products out there.

But having an area within your LM s that allows students to ask me questions and then maybe they can provide the answer themselves or have discussion or you provide the answer.

And another function that we've mentioned is if your LM s allows students to subscribe via email so that they get an alert, you know, the instructors posted a reply or someone has posted a reply or a comment in this area.

And that the next one here is our formative and summative assessments and big emphasis on formative again these are not necessarily folks that see you or or that you see on a weekly basis.

Once or twice a week. So it's really important to have those assessments formative being that take place, obviously. And those are probably familiar with assessment, but that take place throughout the semester so that you can sort of ascertain where a student is that

In their in their progression in the course and mastery of the content.

In that way, they're not

Taking a summative assessment or final exam.

And seeing some of those materials and those those questions for the first time.

A number of folks participating today have probably taking us taking a standardized test of some type, whether it's an AC T or GR EA or G mad, etc.

And one of the best ways prepare for an exam like that, is that you actually take the to practice exam for three weeks leading up to the actual exam.

So that you're so that you're prepared. Now obviously this is a little different from a standardized tests, but allow students to be exposed to the types of things that they're going to be assessed on and how they're going to be assessed for that summative assessment.

Or or however that's done, whether that's modular Lee by month per semester.

And this is a very important and Dr. Campbell mentioned this, you know, feedback is an integral part of teaching online, excuse me, it's, it's very easy to feel

Very alone when you're a student in an online environment.

In that

You may not be getting

The immediacy of feedback that you would get in an on campus environment. And you can see the instructors expressions. You can see the nodding of your, of your colleagues or your classmates.

In an on campus environment, you don't have that. So it's really critical to provide that and facilitate that as as an instructor

And create a feedback plan and notice this is not called a grading plan, which is actually the next one will get to momentarily. But this is a feedback plan.

So that you make sure that you're providing not just scores and not just a grade on an assignment.

But feedback and that feedback can be. Hey, I've noticed you didn't complete last week's assignment on time or you're that

This is the second assignment that you haven't completed or the opposite. I noticed that you expressed an interest in this.

And take the extra you might take the extra time to say I notice you've expressed an interest in this assignment that you submitted.

Or discussion posts that you put hey, here's a link to something that you can explore again things that you would typically think of

It and on campus environment and probably do intuitively that maybe needs to go the extra mile to do in an online setting in graining obviously it relates, which is our next tip very much to the inner is a key part of feedback and but not not solely

Some folks like to grade different ways and I

Came up with a generation of folks that bring home a stack of papers when they're in a red pen and some people like to do that. And, you know, sort of doing IT doing it all at once.

Others like two great smaller amounts so establish, you know, before the semester begins before the course begins how you're going to approach this. And when will that feedback be provided.

A pitfall to certainly avoid is providing minimal to no feedback until the very end of the course. And traditionally, I know a number of

Folks on this call it probably been in that situation, but that's definitely not a, not a best practice, you certainly want to establish how you're going to provide. And when you're going to do the grading and provide those scores and feedback for your participants.

I think we're coming up are doing good on time so I'm going to try to go through these last few somewhat briefly again, I mentioned earlier, the

And actually, to go back one more. I'll cover that very, very briefly, but oftentimes it's really important to research suggests

Demonstrates significance of the importance of a student to student interaction, so that students feel that they are part of a community. They're part of the institutional community and they're part of a learning community.

And power. How are you going, potentially, to facilitate that. And if that's as Dr. Campbell mentioned, she mentioned your group project.

Again, years ago when I was a student that was very prohibitive because of the technological challenges and in

In logistics around that. But a lot of those have been overcome. So how are you, how are you going to facilitate a student to student interaction in your environment. And we'll go to the last slide.

Thank you.

Excuse me. And this is really critical again because you have that distance, you don't have your students in front of you.

To be able to pick up on cues whether their visual, whether they're they're unwritten are unspoken but

It's a major pitfall to assume learner competence, whether students know how to learn. Oftentimes, learning how to learn as a major part as, as most of us know as a major part of their, their learning experience.

So be sure not to necessarily assume that competence and how you can potentially facilitate

Helping students to get past some of those challenges that they may have. And lastly, you can be sure that you're

Have a plan in place to get feedback on your on on learning, you know, assess assess learning is certainly you're hopeful hopefully measuring, excuse me, assessing

Measurable learning outcomes, but also the course itself. That's one of the most interesting things that I have the opportunity to do

As department chair is read through the student comments that students have about their learning experience in the courses. And it really is.

It's very qualitative, but it's very data rich and insightful for for instructors for myself and for the Department

So I tried to go through those fairly quickly. But those are 10 tips. Again, not not exhaustive and you can certainly find a number of others, but that we thought would be very beneficial and critical for folks that are either new or newer to teaching online.

Thanks, Travis and now we're going to go to our question and answer portion

I know some have already posted in the chat and that's great. We can certainly respond there as well, but want to open it up so that if anyone wants to unmute your microphone and go ahead and ask a question or even provide some other tips or ideas to the group, that would be great.

And I by I've even got one that I'll hold off here for a little bit that I'll provide really about

Starting a program and online program.

Other questions.

Everyone is now unneeded on your mic. So you've got the ability to ask questions through audio if you'd rather do it in chat, that's okay too. Would you guys

Mind addressing the just for the people that may be watching on Facebook or

Or for the recording mind addressing the question that we've gotten

About the regular announcements.

Versus video

Jennifer responded that

You know video is is a great tool. Obviously you can be overused, as well as any other tool.

Students do like to see video responses. And I think even now with the generation coming up.

Asked questions with

Us works for

giving students the ability to post video discussions and video as a response to an Islam.

See a question here about fully online course, ensure a federal, federal credit our regulation is met.

You know we wrestled with this early on with Tulsa Community College. He and how do you displace the amount of classroom time with online time and what we have found is that you tend to put so much online that the students are actually probably spending more time.

In an online classroom than they are doing online work and activities than they would in the regular classroom. So again, it's

It's a balancing act if it's if you're, if you have not gone online yourself what I recommend. And we recommended this to our first faculty as well is maybe flying a hybrid gloss first are blending class where you're partially online and then

Learn to how to use the online environment for certain parts of a course, kind of like doing the flipped classroom.

Putting the content online. Typically you displace your lecture. So instead of lecturing and the classroom. You're putting that content out there on the online environment. And then you come to the classroom and you do your discussions and your

Activities course. It requires the student very proficient online and being prepared for that.

Class, but at least that's the first step in instead of saying, I'm gonna go totally online. Everything's online.

Which can be

Intimidating

And I will also add as a faculty member

Here TCP and became can speak more to this part of our line teaching certifications. Yeah, the opportunity essentially teach a class to instructional designers and the role of students and I was a great experience.

We want to add anything to that or

Last Jennifer

Video there for a second so

Yeah.

I mean, I think your, your outcome stay the same as your face to face, and you're still covering

The same type of content and you're just considering all the time how much time will this case you're trying

To just judge

What what the equivalent of three hours in class and six hours outside of class we we're really we look for places when we're doing our Developer Certification, particularly with blended courses seem to be more popular now.

We're where people are just replacing seat time with homework and we try to avoid that we've really tried to make sure that the online activities are taking advantage of the online tools. So I don't know if that helps or not. I

Just don't

This question.

And Lynn, I noticed that you added do put one hour plus videos online per class session.

You know, that is that is certainly a model. I think that you're not trying to emulate what you do in the classroom in the online environment, the online environment has so many rich tools.

Or you don't want to just be stuck with video lecture. But there's certainly a case to be made for having a topic introduction, let's say, a five or 10 minute video

Introducing a topic and then having a lot of different materials both interactive, as well as text as well as you know just other teachers out there, maybe even discussion or having the students do

Different types of assignments, whether it's blogging or wikis, or what have you. And so there's there's more things you can use in the online environment to me that makes it a richer environment, then the classroom.

So I wouldn't always just say, well, because I lecture in the classroom. This one hour that I need to replace that lecture online with a one hour video that's sure that's where you were heading, but that's that's my reaction.

When, when people do have one hour videos and present them. We will often ask them for the online student to break those up into small chunks, with an activity or a discussion question or even some

Multiple Choice type questions that that help students grasp the material in smaller chunks, because we hear over and over again that students just don't watch videos that are longer than about five minutes without doing something

One thing I'll take some time to share. Well if y'all want to continue may be posting in the discussion board. Any questions for those of you that are maybe just looking at your

Institution.

And trying to put together a program or or looking at developing a program for online. One of the things that we have done.

at Tulsa Community College is we put together.

A group of guidelines and that and I'll show you our guidelines document and even paste in the discussion board a link to it to share because that might be useful as you look to what should we do, what should we allow what's, what's our processes, etc. And so let me to switch

My

Screen.

Real quick.

Okay, so this is on our website. It's got a long URL. I'm going to copy it here.

Pasted here.

So that's the guidelines document. It's kind of lengthy, it's a, it's a, it's a document developed by a community.

Are online learning community over the years, and obviously adopted etc with different things changing over time, but it's something to look at as as you're putting together a program, maybe documenting some of those things, making sure that

Everyone is on, quote unquote, the same page so that all of your different divisions or departments that are offering courses online have some consistency and your processes.

Like I said, it's ours is not perfect, but it's, it's something that we try to keep up.

And update every year, make sure that we're fairly current and back. We recently updated our newest

After faculty development certification, we have this new ongoing professional development plan for faculty who teach online. So that's, that's kind of a new plan and it goes into detail with the current options that we offer.

Which you may be interested in seeing, you know what, what kind of things do you do after an instructor has gone through certification or developing a voice and how do they keep current

So one of this provide that out there. And then if you have any questions about that. Feel free to either email or post them in a discussion.

Does anyone else have other tips from other institutions on

How to Get Started teaching online or what some of their challenges might have been at their institution.

Can a person ask question.

So all of the institutions have faculty requirements.

And certification.

What about the student requirements to enroll in a online class.

Because I I personally work in many school districts and there are very few online courses so they are getting the preparation to be enrolled in an online class.

Yeah, we just went through this a few years ago when we were looking at our success rates online.

Because if you compare your success rates, you know, ABC grades whatever withdrawals drops all that to your on campus classes typically

Online classes, don't look very successful.

So we looked at, well, what can we do, especially for those first time online students. And of course, we tried to identify that population separately, the first time a student comes to our college to take an online class. What are we doing to prepare that students

Prior to that time we were doing an orientation to our learning management system as well as some tips for them. But we didn't require it.

And so that was kind of like a disservice to them. Yes, it's out there if you want to use it, but

It's also a disservice to the faculty, because then the students come to class there on unprepared are not prepared.

To learn and we're not prepared them to use the system, the learning management system or give them the here's what's expected in an online class. And so now, over the past two years, we've been requiring students to go through the orientation.

Before they can take an online class.

So that's one thing. The other thing that we've done which the institution that as a whole and has been very impactful for us is we don't have laid enrollments anymore. That's called on time enrollment.

We don't allow students to join a class after the class starts and for online classes, that's

Essentially midnight the day of the class starting and so students can I get into an online class of the day, it starts

That way, all the students are prepared. They're ready to start classes. Hopefully, they've gone through the orientation and they're ready to go. And so those two things in particular have really helped. I think

With the six of nudge that success right a little bit forward to getting closer to the on campus.

We have a question from Facebook from Tracy Edwards is you see any drop in enrollment or any untoward responses from your requiring students to do the orientation.

I would say no, not from that we did see a little bit of dropping enrollments from the on time orientate or on time.

Enrollment the orientation requirement.

Because the online courses are really popular and our orientation, maybe takes 2030 minutes max to go through it hasn't been that big of a barrier for him.

But the on time enrollments.

Has been a little bit of a barrier. But I think the first semester we did that. We saw dropping our all of our moments and not just online, but on campus as well. But then students quickly adopted to that.

Back to where to get numbers.

Anyone else have any questions or anything else that they'd like to add, as far as practices at your own institutions.

Say a question about the orientation being completed through the LM s

We've we wanted to do it that way. And we used to actually do our orientation through the learning management system, but we now use a system called knievel's to me.

And the reason we chose that was because our in person live new student orientation for all of our students.

Was going to use the same system for their online.

Orientation for new students. And so we took that platform and

Use it, it does track the student all the way through the orientation, including every time they spent on every page and it does have if you want to use assessments and will leave in print out a certificate at the end when they complete the orientation.

Looks like there's a couple more questions.

So the students actually on the orientation. I'll still touch base on that.

All of our students have to go in through our portal. Are we use a luminous portal part of the

Solution now.

We call it mighty CC we branded as my etc etc. So they log into that portal first and that allows them to have access to both blackboard and it's single sign on feature that goes to a lot of different products, including our orientation. So once the student logs.

They have a link to the online learning orientation that they can click on and

To complete the orientation.

As far as the video we met, Jennifer, I'll let you respond to that one.

Okay.

We recommend that videos shortest possible

Five minutes is probably a good guideline.

Our videos we we license a waiver license would culture of which is a video streaming software and they have a built in application. So that's something that people can use for free.

Or they can use other open resources in and create their videos and that can lead to put them on youtube or they can put them in.

Any other questions for our panelists today.

One other comment on videos is we are really pushing that people must have their videos caption diff different I

Put them on the college resources and not just with the auto caption. So that is something that people get very excited about the either the free resources or the counter application but then they have to really step back and start planning and thinking when they realize that they

Have to catch it as well.

And we just we have people using the auto captioning on youtube and the editor and we have people using the auto captioning know Catherine

Great.

If anybody has any other looks like.

Debbie Meyer says what software to use for captioning. So you said

Just three editors on youtube and counter

Culture. It's not free, but it comes at

Cal Cal terror is the the platform that we we license at the college, just because it has some

unique features for creating videos or uploading videos and it keeps it pretty private instead of putting

It has a built in.

Captioning feature. So it does a pretty fair job, it's, it's probably as good as the one that's out there on youtube youtube has a built in auto captioning feature as well.

But usually you have to go back and edit things because if you're doing academic language in your video. There's not the caption or is don't all

do a very good job with some of that stuff, it can

Get pretty funny actually

So while we're waiting to see if anybody else has a question to type in, and your team if someone thinks of a question later on or someone watches this recording later on.

Is there a best way to contact you with questions.

Sure, as there's my email link dot Dominguez at Tulsa CC daddy to you, just feel free to

Shoot me an email and if I can't respond hours. I will forward it to one of my colleagues here to get a response for you.

Okay. Great. Well, thank you all so much for taking the time to do this great panel. I think that

There was some really valuable.

Information here today and and we had some wonderful questions as well. So thanks, everybody, for being so engaged and once again thank you to our award winning panel for taking the time to share their expertise with us today.

Thanks Carl for hosting us to appreciate that.

You bet. Thanks everyone. And we hope to see you at upcoming presentations. The next couple of weeks. All right.

Take care.

Why Is It So Hard to Fix Traffic? - Duration: 11:00.

[♪INTRO]

So you're sitting at an intersection in rush hour traffic, waiting for that light

to turn green.

But when it does, you can't move.

There are stopped cars in your way still.

Cars behind you start to honk, convinced that you are texting or sleeping or the incarnation

of pure evil -- but you're just as stuck as they are, and the cars in front of you...

they can't go anywhere, either.

So you just sit there, exasperatedly watching the light turn from green to yellow, and then

from yellow back to red.

And you didn't move a centimeter.

Traffic jams can be incredibly frustrating.

And if you've ever been stuck in traffic with someone else in the car, you've probably

talked through all kinds of ways that roads could've been designed better.

Maybe you'd change the timing of traffic lights so that nobody ever sat through another

green without moving.

Maybe you'd change where or how cars merge onto the highway.

Or maybe you dream bigger, and you'd add new lanes or whole new roads to give everyone

more room to drive.

But none of that is as simple as it sounds.

Scientists studying everything from fluid dynamics to psychology have contributed to

our understanding of traffic, which is a huge problem that our society has, and they have

found that traffic jams don't necessarily happen because of poorly designed roads -- or

because everyone but you is a terrible driver.

In fact, the seemingly obvious solutions to traffic sometimes make things even worse.

One of the simplest models of a traffic jam doesn't involve humans at all.

It involves a bag of rocks.

If you cut a hole in the corner of the bag, you can pour rocks out of the hole.

Obviously.

But if you try to force too many rocks through the hole, eventually they'll go through

what's called a jamming transition, and no rocks will flow at all.

There will be so much pressure on the rocks near the opening that they can't move aside

to let other rocks out and relieve the pressure, so none can fall out of the bag.

Jamming can happen whenever a bunch of objects are flowing through an opening or channel

-- whether it's rocks, or air bubbles in a liquid … or even cars moving on a road.

They move pretty freely when there aren't a lot of cars around, like on a remote highway

at night.

But when there are too many cars trying to squeeze onto the same roads, you get a jamming

transition: There are so many cars that none of them can really go anywhere.

Which means that you don't need bottlenecks or bad drivers to start a traffic jam; sometimes,

they just happen because there are too many cars in one place.

The similarities also make scientific models of those bags of rocks useful tools for engineers

trying to mitigate traffic jams — although whether driving makes you personally feel

like a rock in a bag probably depends on when and where you usually drive.

But jamming transitions are far from the only way that traffic has been studied.

Mathematicians, computer scientists, physicists, psychologists -- they all have something to

say about traffic jams.

And a lot of it turns out to be pretty counterintuitive.

Take Braess' paradox, which involves a combination of statistics and human behavior.

When traffic is caused by too many cars on the road, you would think that adding more

driving space would help — whether that means adding more roads, or more lanes to

existing roads.

Except in some cases, adding more driving space makes congestion worse, not better.

That's the paradox, and it's why alleviating rush hour traffic isn't as easy as just

widening major roads or adding more big, connecting streets.

Braess' paradox exists because drivers tend to be fairly selfish — and not just the

ones who'd cut you off right when you're trying to get on the exit ramp.

We're selfish simply because we take the route we think will be fastest.

So if you build an additional road that starts out with lighter traffic or acts as a shortcut,

people are going to take that route until it's just as congested as the roads that

it's supposed to relieve.

If drivers worked together, with some people taking the shortcut and some not taking it,

then yeah, we'd all get where we're going faster.

But we don't work together, and that makes everyone's commutes worse.

New driving space also tends to lead to more people driving in the first place, congesting

the roads even more.

So maybe it shouldn't really be all that surprising when, for example, the state of

California builds new roads to relieve older roads with lots of traffic, and it doesn't

help very much.

The new ones become just as gridlocked as the old ones within a few years.

On the flip side, removing a busy road can make traffic better in some cases.

Seoul in South Korea and San Francisco both removed freeways that carried more than a

hundred thousand people a day into and out of the cities.

In both cases, commuting was either the same or even smoother after the massive freeways

were removed and replaced with roads designed to hold way less traffic.

Some commuters gave up their cars and relied on public transit instead, while others found

more efficient routes that they'd never explored when the highway was there.

Of course, you don't want to take Braess' paradox too far.

Like, we do need some roads for our cars to travel down, and some highway expansions have

reduced traffic jams.

But planning and predicting traffic patterns definitely isn't as easy as it might seem

from the driver's seat.

And honestly, as a driver, you're probably not helping, either.

Different driving styles can have a big impact on the flow of traffic -- and drivers tend

to do a lot of things that make traffic worse for everyone around them, including themselves.

First, and maybe most obvious, there are those really aggressive drivers who weave between

lanes on the highway.

Study after study has found that driving this way tends to leave behind what are known as

traffic waves.

When someone cuts in front of you, it's natural to tap the brakes to keep from getting

too close to hitting them.

That's the safe thing to do, so I'm not saying you should stop doing that.

But when the person behind you sees your brake lights, they also tend to hit the brakes.

And they'll probably slow down just a little bit more than you did, because if they didn't,

they might get too close to you or even hit you.

The person behind them does the same thing, slowing down even more, and … you probably

see where I'm going with this.

If there are enough cars traveling close together, eventually someone way behind you comes to

a complete stop.

All because someone cut someone else off, like, a few minutes ago.

Once one car stops, so does the next car, and the next.

That's the "wave" part of the traffic wave, crashing over each successive car.

As traffic slows down in one lane, people are going to swerve out of it into the other

lanes -- which makes the people in those lanes hit the brakes as well.

And before you know it, there's a full-blown traffic jam.

Events like these can cause those jams on the highway where you spend the whole time

assuming that there's some terrible accident or construction at the end, only to just…

speed up after you hit, like, nowhere spot.

What happened!?

You know, the times when you feel really bad that you feel frustrated that there was not

an accident slowing everybody down.

One of the best ways scientists have found to avoid getting hit by the traffic wave is

to just leave more space between you and the car in front of you.

With more space between cars, you don't have to hit the brakes every time a car in

front of you hits their brakes -- and it'll make the drive easier both for you and all

of the hundreds of people behind you.

Plus, when you follow further back, you're less likely to get in a car accident.

And that's good for everybody.

This might seem like a kind of weird strategy, especially in city traffic, because you'd

think you'd miss things like traffic lights more often.

Like, if you're sitting a few cars back at a red light, it seems like you'd have

a better chance of making it through the intersection during the next light cycle if you're as

close to the light as possible.

And the only way to get closer to the light is to get closer to the car in front of you.

But when you crunch the numbers, it turns out that's just flat-out wrong.

Any gains you might get from being closer to the light are balanced out by having to

wait longer to accelerate.

Because if you're super close to the car in front of you, you have to wait for them

to start moving before you can.

But if you're farther back, you can start moving as soon as you see the light change.

As a result, cars waiting further away from the car in front of them get through intersections

just as quickly as the tailgaters.

And like on the highway, leaving more space between you and the car in front of you makes

things safer for everybody.

On top of that, aggressive drivers, who accelerate sharply and brake a lot, use around 20% more

gas than their calmer counterparts.

And they get in more minor and fatal car crashes -- without actually reducing their travel

times all that much.

But it isn't just aggressive drivers making things worse for the rest of us.

Driving too slowly or timidly can slow down traffic, too.

Some people leave plenty of room, but they still brake as soon as the person ahead brakes

the tiniest bit to avoid getting any closer.

Or, if the left lane is closed up ahead, most of us don't want to be that car that just

pulls in at the last possible moment before merging right.

And we all know how tempting it is to punish the people who do that by not letting them

merge with us when their lane ends.

But moving over way way before the lane actually ends leaves a whole bunch of unused road up

there, and it forces the cars in your lane to slow down just to let you in.

And because of traffic waves, you never just slow down the cars immediately behind you

in traffic.

There's always that ripple effect.

When a lane ends, the safest and smoothest way to merge is what's called zipper merging,

where cars stay in their lanes until the merge happens, and then cars from both lanes take

turns going forward like the teeth of a zipper.

That maybe feels inconsiderate, but zipper merging can reduce traffic congestion by about

40%, which seems, like, worth a honk or two by people who don't get it.

With subjects as variable as humans, it's essentially impossible for scientists to prescribe

a one-size-fits-all driving strategy that will make traffic flow smoother in all situations.

But you've probably noticed some patterns throughout this video: the kinds of behaviors

that make traffic worse also lead to more accidents, and that's no coincidence.

It comes back to those jamming transitions that happen with rocks: The more objects crammed

into one space, the less each one is able to move, and the more likely they are to move

into each other's space.

Which is fine when the objects in question are rocks.

It's not as fine when they're cars that have soft meat-bags inside.

And if there's one thing scientists have generally found reduces gridlock, it's leaving

more space between cars so they aren't crammed so closely together, even in slow-moving traffic.

For city traffic engineers, the trick for choosing speed limits, road patterns, lane

restrictions, and new construction projects is balance:

Balance between the physics of jamming and the psychology of driving; balance between

rush hour and the middle of the night; balance between the ideal city for traffic and the

ideal city for humans.

But as drivers, we have our own balancing acts, too.

We have to balance what we think will make our trips faster with the science of what

actually will make them faster, and we have to balance our vindictive instincts with our

empathy for the other humans around us.

So that hopefully when that next light turns red and you still haven't moved, there's

just a little bit less yelling and honking.

you are not your body. - Duration: 18:29.

When you look in the mirror,

do you like what you see?

Or do you automatically think of ten different things you could change?

Why is it that how beautiful we are is important?

When we were young children,

we didn't care about beauty, fashion, makeup, or how skinny we were,

but over the years that changed.

We began to focus much more on our physical appearance.

We started comparing ourselves to friends and models and celebrities,

maybe not even aware that we were doing so

or how it was affecting our self-esteem.

We do this for two reasons:

because we don't feel like we can love ourselves until we look a certain way,

and because we don't think others will love us unless we look a certain way.

To realize and accept the negative impact this has on you,

is to begin your journey toward freedom.

And that starts now.

We are taught that changing the way we look

will make us confident and happy.

This leads us to spend hundreds or even thousands of dollars on things

we don't actually need.

We buy concealer and foundation to cover up imperfections on our face,

mascara, eyeliner, and eye shadow to enhance our eyes.

We highlight our cheekbones and contour our nose to slim down our face,

and fill in our eyebrows to make them look fuller.

We purchase tanning lotion and teeth whitening kits

to try to fit into what society considers beautiful.

We straighten, curl, braid, highlight, and color our hair

and paint our nails because we think that this external change

will allow us to love ourselves more.

Some of us may even get lip fillers or breast implants to achieve a certain look.

This may be partly caused by seeing other people who we consider more beautiful than us

seeming so happy.

So we get this idea in our heads

that if our eyelashes were as thick as theirs or our lips as full,

then we too would be happy.

But just because someone looks happy,

doesn't mean it's because of the way they look or even that they are.

We're taught the opposite though from such a young age,

which leads us to feeling like

we need to buy tons of different products to change the way our face looks.

Not only does this drain our bank account but it also consumes much of our time.

and where does it ever get us?

Our makeup might make us feel good for the day

but once you wash it off...

is that confident still there?

If these things were truly the solution to our insecurities

they wouldn't only provide a temporary boost in self-esteem.

Making changes to our bodies doesn't address the problem,

Maybe we feel that makeup is a way of expressing ourselves,

and if that's the case, we have to look at a few things:

is that a conclusion we came to on our own,

or is it an idea we adopted after hearing someone else say it?

How does mascara, or highlighter, bronzer, blush, or eyeliner express who you are?

How are foundation, under-eye concealer, lip liner, brow gel, or eyeshadow expressions of your self?

Of course makeup can be a fun thing to apply

But just because something is enjoyable doesn't mean it can't have negative effects on us.

For many people, clothes jewelry and shoes are all things you can never have too much of.

We go shopping every other week to buy a new pair of boots or jeans because subconsciously,

we think these things will fulfill us.

But the truth, is they can only ever give us a short-term sense of fulfillment.

When it comes to accessories like earrings, necklaces, bracelets, and rings, what real purpose do these things serve in our lives?

It's great to wear jewelry as a reminder of,

say, a loved one or an uplifting message but

for the most part jewelry is used as a way to look more beautiful.

We must ask ourselves what the reason is for wearing the things we wear.

We may wear a necklace given to us by a friend because it reminds us of our relationship with them,

or we may wear multiple rings on our fingers because we like the aesthetic of it.

We may also wear items whether jewelry, purses, shoes, or clothes

because of the name-brand or designer.

We feel a sense of status when we go out in public with a certain name on our purse or logo on a shirt.

For some name brand might not matter.

There are many different reasons we care about fashion,

or at least there are many different reasons we tell ourselves we do.

It is common to hear someone say that, for them,

fashion is a way of expressing themselves or their creativity,

that it's an art, or that it's a hobby.

If you feel that way, I invite you to really analyze why that's how you feel.

Ask yourself:

'what specifically about it makes it a hobby?'

or 'why is it important to express yourself through clothing?'

along with 'what is being expressed?' and 'for who?'

It can be easy to just regurgitate what we hear other people saying so that's why it's important

to really figure out why we have these beliefs.

A more common reason we care about fashion is because we want to fit in.

This is why we see clothing trends come and go.

When a certain item or style becomes popular we want to be a part of that.

When we see people we look up to wearing a beautiful swimsuit or pair of shoes

we want those items because we want to be like them

and have others look at us in the same way we look at them.

When we buy clothes

we pick out the items we think we will look best in,

will make our body type look the most appealing.

We do all these things because we think that wearing cute clothing

will make us look more beautiful and attractive to others...

which will bring us more confidence and happiness.

But it never will.

Weight is one of the most common insecurities both women and men experience these days.

When we see people in magazines, on TV, and on social media

with a flat stomach, long thin legs, a thigh gap, no apparent stretch marks, and a big butt,

we compare our bodies to theirs.

All the things we think are wrong with the way our body looks rise to the surface of our minds

and then we pick ourselves apart in the mirror because we hate the way we look.

We wear clothes that hide our shape because we are ashamed of it

and we believe that if others saw what we truly looked like,

they wouldn't like us.

For some, that might lead us to take action,

but in the wrong direction.

When we think that we aren't good enough

or don't deserve to be loved by ourselves or others until we are skinnier,

this can make us go to extremes.

Because of that, eating disorders are more common now than ever before.

Instead of wanting to lose weight to get healthy

we want to lose weight because we don't feel we can accept ourselves until our body looks a certain way. But

You must learn to be comfortable and confident

no matter what your body looks like.

Because if confidence had anything to do with how skinny you are,

models who many consider to have a perfect body

wouldn't fall victim to eating disorders,

but unfortunately, they do.

Another way we try to change our body is through exercise and fitness.

While these are both great things to do,

should we be doing them for the sole purpose of trying to attain a certain physique?

In any fitness magazine or social media page,

you'll see pictures and videos of people showing off their toned arms, legs, stomach, and butt.

If we're exercising for health versus aesthetics,

we would not have any interest in trying to sculpt our body or taking and sharing photos of it.

We might look up to fitness models and influencers as inspiration to get fit...

but that inspiration is coming out of a place of:

The only reason you can't love yourself now is

The problem isn't what you look like.

The problem is that you think what you look like matters.

That is what causes our low self-esteem.

But again, having a skinnier, more toned body is never going to bring you the true confidence you're looking for.

Making your face look flawless after 30 minutes of applying makeup

can only ever give you a short-term version of what you desire.

And wearing clothing that makes you look more attractive

is not the solution to your feelings of unworthiness.

no matter what jean size you are or what name brand they are,

how tan you are, how beautiful your jewelry is, how perfect your smile is...

none of that matters.

which again, does not come from those things.

But before we get to where it does come from,

there's something else that needs to be talked about...

Mass media is a big contributor to why we are taught

that our value lies in our external appearance.

Before there was TV or social media,

magazines were the main thing promoting the message that beauty is important to a large audience.

Now this of course started long before magazines,

but mass media is largely responsible for the recent influx of this issue.

Many fashion and beauty magazines push the subliminal message that your self-worth

lies in how beautiful you are by society standards.

They show a celebrity with a new hairstyle and everyone wants that look.

A model shares her top tip for a flat stomach and thousands of people are trying it out.

And then TV came along, and between movies, shows, and commercials,

there's hardly any escaping the promotion of what 'beauty' is.

Clothing companies use models with perfect bodies to advertise their products because they know

people are more likely to buy items they think will make them look prettier.

Makeup companies use certain effects and lighting to make the models skin look more flawless

than it really is.

Some brands will even use Photoshop to slim down their model or smooth out their face.

They exploit people's insecurities because they know that showing skinny,

conventionally attractive people that others wish they look like

will increase their sales.

Now in the past few years, social media has become another platform the same thing to thrive.

We follow models and influencers that post pictures of themselves

and those images can cause insecurities to come up within us

when we compare ourselves to them because our legs aren't as thin as theirs

or our boobs aren't as big.

We envy the way they look because we hold the idea that

But can we really tell someone's internal state based on their external appearance?

For the most part, no.

What we don't see is that they likely experience insecurities just like us.

They may struggle with restrictive eating patterns or negative self-talk.

They may take dozens of photos before they get the perfect one from the most flattering angle

and they may have touched up spots on their face or added a filter to alter the way they look.

Something unique to social media is that it gives everyone with a phone or computer the power to share.

You no longer have to be a model featured in a magazine or an actor and a commercial

to take part in creating content.

And while this has amazing benefits like giving us the ability to share

an inspirational message or connect with people from all over the world,

too many people fall into sharing for validation.

We post selfies because we want others to see this version of our appearance

or take a picture after we go to the gym because we hope people will comment on how good we look.

We place our self-esteem in the hands of others and let numbers and praise control our happiness.

We think that others will value us more if we look more attractive

So we post images of ourselves that we think will achieve that... but

Your self-worth does not lie in what your face, body, hair, or clothing looks like.

Don't let the content of these platforms convince you otherwise.

It's important to know that these forms of mass media

are not the cause of any self-esteem issues we have,

but rather,

If social media is a place we go to compare our body to others

or seek social approval about our appearance,

then we need to step back and look at how this is affecting us...

and how we can make a change.

Think back to the question at the beginning of this video.

When you look in the mirror,

do you like what you see?

Or do you tell yourself:

Does how good you look control how good you feel?

One day you think you look bad and because of that let it get you down,

but the next you feel prettier and therefore 'happier'?

When we let our appearance control our emotions

what we are really doing is forgetting the fundamental truth that

Surprisingly, this is a controversial thing to say

because many of us want to be able to blame our problems on something else.

But once you understand that you are the creator of your internal reality,

you no longer have to wait on getting a flat stomach or curves to be confident.

You won't have any reason to change or show off your appearance because you will see that

Life will no longer be a competition of who's the prettiest or who has the best body.

Your self-worth won't be determined by what you look like.

You can love yourself no matter how ugly or beautiful society considers you to be.

You will see that

If you want true confidence,

don't go to the people who look like they should have it.

Don't look to those who want everyone to know that they are pretty and skinny and have nice clothing.

You're not gonna find it in them

because they are still searching themselves.

Confidence is not found in a tube of mascara or a cute outfit.

It's not in a certain number on a scale or dress size or perfect teeth.

Don't look in the mirror to find it.

Don't tell yourself that you're beautiful just the way you are.

Now that's certainly better than putting yourself down,

but you won't find confidence by associating it with your physical appearance in any way,

positive or negative.

Realizing this is the first step on a path to liberation.

If you want true confidence,

you must close your eyes.

You must release the belief that you are your physical body.

Confidence is dependent on whether or not you can understand

that what you look like is not important.

Not just saying 'oh I don't really care about how I look today',

but no longer attaching any feelings to your physical appearance.

No longer identifying with or deriving a sense of self from it.

When you see your body in the mirror, don't say:

don't say,

What is beautiful about our bodies is what they allow us to do,

how perfectly everything works together when we are healthy.

Our bodies are beautiful in the same way that the physical form of any other being is,

whether a lion or monkey or tree.

Negative self-talk keeps us from having appreciation for our bodies.

And the more gratitude we have in our lives,

the less we tend to focus on what we perceive to be 'wrong' or not 'good enough'.

So why are we not the body?

Think of the body like a vehicle you are driving.

It does not define your being,

but you do need it to get from one place to another.

Scientifically,

you cannot possibly be your body,

since the atoms that made up your body just five years ago

are completely gone now.

Yet we exist now and existed back then too.

If we are not the body... then what are we?

Well it's easy to identify with the labels we are given such as our

which all make up something we could call our 'life story'

but that does not define what we are either.

Those things do play a role in our behavior, thoughts, emotions, and feelings,

but the things we experience during this life

only add to our life story,

they don't point toward the true nature of the self.

What we are is

But to get it

impressions first find the base and the catalyst and take them out of their

containers use one blue and one white

mix and fold the two putties together remember you have about one minute

before the material starts to harden so mix quickly and be ready to make your

impression within one minute from when you started mixing you can tell the

material is mixed when it is a solid light blue color with no marbling now

roll the impression material out in your hands

so that it's roughly the size of your finger place it in the tray push down so

it fills evenly from front to back when you start your impression be careful not

to scrape your teeth against the front or the back of the impression tray aim

for the center of the material try to get the tray in your mouth before

touching it to your teeth then use your thumbs to press straight up with one

continuous motion don't bite down instead use your thumbs to hold the tray

in place make sure not to rock or wiggle the tray extra material should push up

around your gums use your fingers to gently press around the tops of your

teeth to create a good gum line hold the tray in position for two to

two-and-a-half minutes now using the tray handle slowly and

gently pull straight down in one smooth motion

not at an angle don't rock the tray to get it into place while holding the tray

your nose back towards your cheeks a good impression is critical to the

process faster and will give you the ideal result remember if you have any

questions about making your impressions please don't hesitate to contact us

impression in fact with proper guidance the majority of our clients over 85%

send us usable impressions on their first attempt the process is simple but

it does require your full attention and effort our finest veneers come from

great impressions now we'll take a look at four examples of real client

impressions received by our lab two were rejected and two were accepted examining

these impressions should help you avoid some of the more common mistakes we see

on a daily basis

shallow impressions don't show the top edge of the tooth called the gum line

firm steady pressure is required to get the material all the way to the top of

the tooth if too much time passes between mixing the material and starting

the impressions this can become difficult these long sweeping marks are

caused when the tray is cold or dragged while being removed from the mouth this

can also occur when the material has not had adequate time to set up before

removing scrapes like this are seen when the tooth makes contact with the

impression tray make sure your bite is centered in the tray this impression has

very distinct lines between each tooth the teeth indentations are clean and not

stretched or dragged notice the solid blue coloring of the impression material

this indicates it was mixed thoroughly and evenly

these impressions have clear separation between the tooth and gums this gum line

is critical to the design process this is an example of good impression depth

it is deep enough to capture the full tooth but doesn't scrape through to the

tray because our entire lab direct process is built on your dental

impressions this is the single most important step and it's done by you the

client please understand that your attention to this step is vital to your

overall satisfaction with your finished veneers you need to know that our

veneers aren't designed around your teeth they're only designed to fit the

impressions you send us the formula is simple a good impression equals a great

veneer we can only be as successful as the impressions we receive now you have

everything you need to make a quality dental impression in your own home or

office with no dentist just relax do your best and you'll have a great

impression in no time

Cartier La Panthere Eau de Toilette (2018) - Duration: 5:49.

Are you a Cartier fragrance lover? Well stay with me while I review the latest

creation from Cartier La Panthere Eau de toilette. Hi, welcome back Ellie smells

and I'd firstly thank everybody for subscribing and leaving their lovely

comments and also to remind you to like and subscribe and maybe even share

throughout the video. Today I'm actually going to be looking at the

latest creation from Cartier which is La Panthere Eau de Toilette. Most of you may

be familiar with the Cartier brand, they've been creating beautiful jewelry

since 1847 since they started in Paris. Their all of their items come in a

handmade special little red box ,which is iconic to their design. In the 1940s

Jeanne Tussaint, who was the lover of Cartier himself and also he nicknamed her La

Panthere, she created a range of jewelry. One specifically for Wallis Simpson and

that was a panther brooch and it was part of her animal range, where they did

reptiles all in diamonds, emeralds all of the best best jewels. And sold to royalty

throughout the world. So la Panthere actually means the

panther, so that's in homage to Jeanne Toussaint. As you'll see from La Panthere

Eau de Toilette, the juice is a lovely light peachy pink color. The bottle has a

square or rectangular stopper, almost like a cabochon, which just pops on the

top. You've got the light peachy pink banding but it's the glass itself, I

don't know if you'll be able to see, but there's actually a panther face etched

into the glass itself at the back and the front and it's got the Cartier logo

across it. So a really unique, lovely bottle.

The nose of the creator of La Panthere de toilette, is the same lady that created

the original La Panthere Eau de Parfum in 2014 and that's Mathilde Laurent. She started

her career with Guerlain and then she went on in 2005 to work for Cartier, where

she's been working since. So I'm going to spray the fragrance, first on the blotter

and of myself and as you'll see from the blotters, the blotters are absolutely

beautiful themselves, you've got the panther in the corner and then you've

got the lovely roses which are also contained in the fragrance, at the bottom

there. I think they're just gorgeous.

This particular fragrance is classed as a Chypre Floral, which means that it

has things such as patchouli, Oakmoss and fruits in them. So when you first spray

this, you know that it's um, you can smell rose initially, that's what I can get the

hit of. I know that Tim could smell the same when I first sprayed it. In

the top notes in this one, you do have Bergamot and Grapefruit, although when

you first smell it you don't really get a lot of fruity notes. Then as it

just starts to settle, you get the very definite heart notes, like I say, you can

really smell Rose in there and other florals, which I know that you've got

things like Gardenia, Lily of the Valley and Jasmine giving that floral bouquet.

But it's kept quite light and green with green notes and other fruits, such as

Pear, Pineapple. So very soft, quite subtle, also slightly powdery. And then you

really get that animal sort of like feel, like that prowling Panther because

you've in the base notes you've got the essences such as musk and

sandalwood, patchouli and leather. So combined, it's very ,very feminine, green

and crisp but it's definitely got that impact of the bass notes, just sort of

like making it last on the skin sort of like longer. You don't really get much of

the fruity creation. It is definitely more floral and woodsy. So I imagine that

this one is going to be a favorite for a lot of ladies that like to wear

something more subdued in the summer, that like to be very sort of like

feminine and fresh. However, I think myself I prefer La Panthere Eau de

parfum, just for the fact that I do tend to like heavier, longer-lasting

fragrances .But I would definitely say, that if the lady likes fragrances such

as the Narciso Rodriguez for Her, the Bottega Venetta or even some of the

Chanel fragrances, such as the Mademoiselle Eau de Parfum or even the

Miss Dior, this would be an ideal fragrance for her. Especially on those

summer days because I think it's not going to be too overpowering. So that's

the latest creation from Cartier which is the La Panthere Eau de Toilette.

As you will see, just as a little note, I'm not wearing my Cartier diamonds

today but something just as special which is a hundred percent plastic and

it's a little dolphin, given to me by my super little granddaughter, who is age

five. So I'm wearing it for her. So anyway next time I'll see you on Ellie smells, so

don't forget to Like, subscribe, ring that Bell and I'd love it if you were able to

share some of my videos, pass them on to some of your friends, and I'll see you again

soon. So have a lovely day, take care for now. Bye.

How to Buy and Invest In Real Estate! (EVERYTHING you need to know) - Duration: 15:46.

What's up guys it's rob here from steps to success so in this video i want to go over how

To, save enough money for you to be able to buy, your very, own

Investment property or even a house to live in so i've been getting asked

A lot lately from students that i know a lot of people are now starting to make money whether if it's an additional five thousand

A month or ten thousand or even have a couple people that are reaching that twenty thousand

a month

Income on amazon fba and i always i can't stress enough this enough guys once you start making money and you start earning

Profit it's always good to reinvest most of that back into amazon fb but at the same time you always

want to have more than one source of income and

Real estate for me is one of my absolute favorite investment, strategies that i've implemented into

My, life and into, my business and it's grown, my net worth

Exponentially in the last five years so in this video i want to go over some

You know some criteria that is required when you are saving money and everything that you need to know

Not only on how to save money to be able to buy your very, own real estate or buy more real estate but as

Well how to be successful doing it so we'll be going over lender requirements

Downpayment and how to actually save

Enough, money for real estate so let's go over the very first criteria that i want to go over with

You, guys, which is the lender requirements so these are, usually the

Main banks that you want to go through to borrow

Money to be able to buy real estate so what lenders typically look for is one your

Credit score so your credit score should usually should be over 700 if you have a really really good credit score

Which is above 750 to 760 the lenders do typically go out of their, way to give you

Even more incentive to go with, them because they know. How reliable and good of the credit you know

you Will be in borrowing credit from them so it's very important for you to always focus on?

Making sure you pay all your bills on time so you can have one of the

Credit code because it will actually pay off you know

In your entire lifetime tenfold if you have a credit score that way

You'll be able to get the lowest interest rates

You'll be able to get the best turns and you'll be able to get a ton of incentives on top of that which is very?

important guys

Number two think that length lenders typically look for is your previous two years tax returns

in canada, we call that notice of assessment and

It's basically how, much you've earned

Based on the government tax income that you do end up every

Year so for example if you made a hundred grand for the past two. Years that's what the banks look, for to see how

Much you're, actually able to borrow

From them and be able to repay that loan

Plus the interest obviously number three is bank statement so usually the banks will

ask you

For the last two months and it could sometimes go upwards of six months of

Your, bank statements and the reason the banks, ask. You for these bank statements is so they can go through not only, how

Much money is coming in just to confirm with. Your tax document but as, well be able to see that

Continuously you know inflow of funds from your employer or if you're self-employed you want to see that

Consistent income coming in and they

Want to make sure that it's consistent for the past couple months so obviously

If you have a tax you know tax documents that shows. Your last two years you'll be making 100 grand a year

You know that's basically, about eight thousand? A month so they, want to see that eight thousand

A month coming whether if it's bi-weekly

Weekly or monthly just so they can see the consistency throughout the last two months and if something again is not congruent

They, might, ask, you for the past four months or past six months just so they get a taste of how

You, well you're you know?

Managing your funds and as, well and not the reason that they, ask

You for your, bank statements is so they can track and see your expenses your expenses are very important you guys always

Want to make sure that you are very very vigilant with

Your expenses you never, want to spend too much money especially if you're close to purchasing

Your property try to keep your pencils down so when the banker goes through it and is doing an approval. Process they

Don't see all these random expenses in your last, few months because it can actually hurt you guys

Next is your cash reserves so cash reserve is very important guys, the bank typically

Wants to see that not only will you be able to pay the mortgage

Plus the interest you know plus the maintenance taxes and all that stuff but

They, also want to see that you have some sort of a reserve that you know

You, have money to be able to pay just in case if you were to ever lose, your job or something ever happened

We had a big expense that you can, still go forward and be able to meet all your

Obligations to the bank which is very important so these are the london requirements that you guys

Want to check for make sure that you apply every single one guys every single one of these criteria you

Want to make sure that you apply and you?

Do meet them before going in and getting you know the property or putting a bid on a property

Because the last thing that you guys

want to do is you go on you purchase a unit and imagine even if you put you know based on

Financing condition or based on inspection you don't want to have random credit checks go through your account. Because again

Credit score is very important and random credit checks even if you, don't if you're, not 100% sure about buying

That property can actually hurt you so this is very important, which moves us to the second step for how

You can, save money and purchase your very, own

Investment or real estate property is your down payment

Down payment typically ranges anywhere from 5% to 20% i know a lot of people that

Do put only 5 down, and the taking mortgage for the difference which again

Is okay but it also depends on different scenarios and i'm gonna go through that in this in this video

So when you guys typically put 20% down, the bank feels secure because you're putting

Your very own money and you're putting a, substantial amount down so they know

That you're serious, about the property and you'll be able to meet all your financial obligations?

Sometimes people don't have 20% so what they do is for example they put 5% down on

And million dollar property, which is 50,000 so there is a pmi that goes into effect?

And pmi is basically the additional the difference between the 20% on how much you put in so in this case the 15%

So on that 15% you will be paying an additional 1% plus

Some charges on top of it which will actually increase your expenses for you to maintain that property, and that mortgage

Again, the reason i say that this is important is because sometimes you'll see that you have a very good you know feedback

Or knowledge from your realtors from industry professionals that the market in the next six months is gonna go up 10%

So in this scenario you you, don't have that 20% so, what do you do you're

Gonna, go use that 5% that you have and still pay for the additional pmi knowing that the market is gonna move up

but

Imagine now that you put the 5% down the market, did not move up and it actually, went down so again

You're, carrying an additional experience that's what it's always important for you to do your homework before ever

Investing in real estate it's very important for most people buying real estate is one of the most you know

Investments that they will be putting onto anything in their whole life, you know more than buying a car

More than purchasing anything so in putting money into real estate you always, want to make sure you

Do your homework you can't afford to keep it and you're buying it for the right reason so never go outside your boundaries of how

Much you can actually afford

to, buy our property and

Number three if you have a good feeling, again

Based on the industry standards based on professional based on you know, whoever's around?

You, that actually give us giving you the statistics at what they believe that the market will

be what most people do is put an addition initial 5% down, and

As the properties start to move up in value they'll go to the bank and they'll

Refinance the property, and what this means is if you bought a property for a million dollars and six months from now?

That property, is worth 1.2

You can refinance your property for the

Additional increase in value and now use that money to pay the difference of what you initially had

Not put in so if you initially put in 5% and you were missing an additional 15% you can

Use the refinancing terms to put the money back in there so now

You have your 20% down for your property and you're, not paying the additional pmi guys this is a cool

Trick that a lot of people use in canada and just because of the growth that, we had in the past few

Years it's meet a lot of people extremely wealthy in the past few years so in toronto the property values have been rising

About 30 to 80 percent in the last three

Years it's kind of gone a little bit down but, again, that happens in real estate market

Goes up market goes down so if you. Guys can

Actually time the real estate market in your country or wherever it is that you live you can actually make a ton of money

Investing and buying a real estate

Which takes us to the last point that i want to go over with

You, guys, how, do you actually go, about saving money to buy

Your investment property or to buy real estate in general one you, want to make sure that saving is a

Priority it's very hard for people i know

You, see that money comment say you're making fifty, thousand a

Year you have four thousand come in after taxes, is three thousand it's hard to save money but you can

Actually track your expenses you can

Put a make a chart have your income and have your expenses and see what are the needs and wants for you

So keep the needs but, some of the ones

You might, want to eliminate or at least lower so you can

ensure that you're saving that money because if

Ultimately you're, not saving money to be able to afford that 5% down or 20% down

You'll never be able to buy a

Real estate now i know a lot of people are gonna go and say hey you know

There's always that one or two person that's gonna, say, hey, but i've heard people buying properties with as low, as 0% down

And sure you can, buy that and there might be deals that you can, buy 0% now but you never

Want to put no money down because if your property

Goes the other, way?

It's gonna, hurt you so much more than if you were to put money down, and plus it's really hard for you to get

0% down in today's market just because of lenders being extremely for all the background. Check unless you know

You're, in that 1% category that you're making a really good income and the bank has some you know

has some

Investments for you that you can rely on or that they can rely on if you were to ever fall down or if the property

Values went out the other way, again

Very important guys tracking your finances is the most important make a list in an excel document there are

also a ton of free

Software's that you can actually download

And use to just go over your monthly expenses and at the end of the month it will actually show

Your chart hey this

Was your income you spent seventy five percent or eighty percent or a hundred percent of?

your income and then you'll be able to look be like hey if i made this much and i spent this much how am i

Ever gonna be able to buy, my, own real estate which is very important guys

Another cool, trick that i personally use to automate my savings is you always, want to have two bank accounts

One, which all your info you know. Your money's on how much you earn goes into it you have all your

Main expenses go out, and right before you even where to expense anything or have anything, well put a 15% 20%

of your income

Automatically going to a separate account. That you never want to touch and this is an account. That's just somewhere talked

away

That you want to check every three months every six months and just look at it be like them i save this much money and

That's how?

Your account

Goes when you do look at something when you just keep putting money, away

Stashing it away investing it away somewhere and you look at it in six months a year two years from now and now all of?

A sudden you have an additional fifty thousand

Hundred thousand that you could have not have or most likely not being able to save had you seen everything in one account

Because it's almost always easy for you to go, and buy something that you don't need, something that looks cool, something that you say

Hey, you know this is cool i don't mind spending extra 50 bucks hundred

Bucks for this it's not a. Big deal but end up the year once you start adding

These up, you'll see that they actually, add up pretty quick and they become kind of significant into your overall

Earnings that you have year over year

so guys, one thing i can't stress is

if

You, apply, every single one of this and still say hey rob

But i only, make 50,000 a. Year and it's hard for me i can't save, any, more money and i'm being frugal with

Everything i do, what can i do if that is your case again

This is normal guts you need to go get another

job you need to be

Able to find a second source of income and use that second source of income as if it never even

Was there so again, use your main income to support

What you have now but every penny that you earn from that second source of income tuck it away?

So you can finally be able to save up enough money and invest in real estate again

I highly recommend for those of you, who are on this channel to try amazon

Fba it's so easy for you to make an additional five thousand ten thousand a month especially if you

[KOR SUB] REACTION!! BTS Coffee MV! [FMV by D.A. Dream] (방탄소년단) - Duration: 7:38.

Hello everybody, my name is Maggie, and I like to react to K-pop videos on the

Internet. Welcome to my channel, welcome back to my channel, whatever the case is.

I am so glad that you are here, thank you. Today I am reacting to my very first

ever fan made video. I am so excited for this. This was made by one of my friends

here on YouTube, D.A. Dream. I will link D.A.'s name up in the cards, I will put her

information down below in the description box. She's so amazing, she's

so sweet, she's another reactor here, but she's started to make fan made videos. I

haven't seen one, so I'm really, really happy and excited that this is the very

first fan made video that I'm going to react to. It's for Coffee. Um, yay! If this is

your first time to my channel, welcome. I'd love to have you stick around. I

run a Twitter poll every single week. You decide what I upload on Mondays. My

Twitter handle is @ReactionaryMag. I'll put it right up here. I upload

Monday, Wednesday, Friday, at 3 p.m. Mountain Standard Time, and yeah! If you

like- first fan made video, oh my god. If you would like to see some more fan

made videos, make sure to give this a big thumbs up so I know, and if you are new

here, hang out, subscribe, we have a lot of fun,

and we talk in the comments section all the time, so I would love to have you

join our family. All right, without any further ado from me, this is D.A. Dream's

fan made video for Coffee. She's been an A.R.M.Y. for a while. Her

videos are great, so I do, I do encourage you to go check out her channel. Check

out everything she's about, and tell her that I sent you. Um, much love, D.A. Thanks

for putting this up for me. Not for me, for us. That sounded so selfish. Thank

you for doing it for me specifically. All right, let's take a look, shall we?

I mean, she's actually, she's a good editor too.

I've seen some of her other videos.

Awww.

This is adorable! My god!

She did this right after the Coffee run episode.

This works. Oh my god.

Whatever, don't even smile like that. I can't take you, all right. I can't take the dimples.

Oh my god. You are beautiful.

How cool is this? Oh my god.

I could never do this. Never.

Just to be able to find so many clips from different things and put them

together so they make sense like that? You know, that look out of Jungkook right

there? Oh.

Slay me. There it is.

Can't. I can't with Tae right now. Oh god, I really can't. Oh.

Oh. Boy can see into my soul.

Oh god. So I've landed on the fact that I definitely stan Suga. Like, he is my

ultimate bias. We have come to that decision, so--

That's pretty incredible.

Oh.

Oh, Suga's smile, man. That'll warm your heart any day of the week.

This is freaking amazing, and precious, and I love it.

Oh, please, D.A., make more fan videos.

Oh.

The perfection that is Jin.

One ultimate bias, and six bulldoze wreckers.

Don't you, Hope, don't you do it. Okay.

You know it's a good video if every time a new member comes on it's like--

Wreck me a little bit.

Oh.

Oh my god. He's- oh.

So adorable.

Such a talent, to be able to take a lot of different things, edit them together so it makes sense.

Oh my god.

D.A., you are trying to kill me.

That was fantastic. That was so much fun. That was so much fun. You are so welcome

for watching. Yes, please, go subscribe to D.A.'s channel, and follow D.A. on social

media. Holy cow, that was beautiful. For my very first fan made video, I am so

excited, and like I said, I think the best word to describe it is just precious

except you did an- she did an amazing job of including clips from all seven

members where I was like--

Uh, uh.

Uh, so yay. That was phenomenal. I am so grateful. Thank

you for the creation, and I want to see more. If you like this video, let me know,

and I will find some more fan made videos to react to. I had fun! This was

new for me! So give me a big thumbs up, let me know. I would love it if you would

stick around and subscribe, I upload like I said, Monday, Wednesday, Friday, 3:00 p.m.

Mountain Standard Time. If you subscribe, please make sure to turn on the

notification bell, because YouTube's just- it's insane. It won't let you up- know when I upload

some of the time, so hit the notification bell, and we will have

everything right in the world. Also, you know, like I said, give it a big like if

you want to see more of these. I would be happy, happy to film them. All right, I hope

that you are having a great day, and I hope that this helped put a smile on

your face the way it put a smile on mine. Take care, and I will see you in my next

video. Bye!
