Youtube daily report Jun 4 2018

Hey, it's Joe Crump.

I've been getting a bunch of different questions over and over again, so I thought I would

address a few of them in a sort of general way so that you understand how to proceed

with some of these questions that a lot of you are having.

So, the first question is, "How do I flip houses with no money?"

A lot of people would love to invest in property and do it over and over and over again, but

they just don't have the funds.

Or, maybe they do have funds and they want to do a flip and they go out there and they

put their cash up and they get a loan and they're able to do one or two or three properties

at a time and then they're out of business.

They can't do any more until they get those sold and then they can go out and get new

loans.

So, what you want to learn how to do is how to do it with no money.

With no cash.

You know, they say you need money to make money.

I say that if you can't make money with no money you probably aren't going to make

money with money.

So if you learn how to do it with no money then when you make money on those types of

deals and you have excess cash above and beyond what you need to live on, then you can start

investing that money.

And there's some great ways to invest your cash as well which I'm going to talk about

in some videos later on.

But if you want to buy properties with nothing down, the best way to start is, and this is

what I teach my mentor students when they get in, because I know that they're interested

in getting to the cash as quickly as possible.

So the best way to start is with what I call the For Rent Method.

And essentially it's just an assignable lease option.

So we take a one-page lease option memo, we ask the seller to sign it and they tell us

yes you can buy it on a lease option and you can assign your right to buy to someone else,

and if you don't buy it, that's okay, too.

That's what a lease option says, essentially.

It has the price, it has the monthly payment, it has the term of the lease which I usually

do three years.

So let's say somebody comes in and says I want to sell my property, $200K, a three-year

lease option, with $1,800 a month.

What we're going to do is take that $200K price, we're going to raise it up to $220K

and even though it may only be worth $200K we can still raise the price because we're

selling it on terms.

What we have to make sure we do properly is make the monthly payment at market rent or

below.

If it's not at market rent or below, it will not sell.

We can sell it for more than its value but we can't sell it for more than its monthly

payment, because that's what's going to be most sensitive for lease option buyers.

So you'd list it at $1,800 a month and you know, maybe $220K, $210K, $220K, depending

on how much you think you can get out of that market.

And then you put it on the market to sell it.

And you find a buyer, a lease option buyer who will come up with $10K or $20K as a down

payment.

And let's say they can only come up with $5,000 as a down payment and you're willing

to take $10K. Let's say they come up with $5,000 and then, but they could make another

$5,000 in payments over the next few years.

You could put that on as a promissory note later on.

So you get $5,000 in cash, another $5,000 as a note that you'll get paid for over

the next two or three years.

So that's a great way to make money without having any capital at all.

And you can do as many of these as you can convince sellers to do it.

Now, the beauty is, I have the Automarketer.

Now, you could go find these buyers, or I'm sorry, you can go find these sellers just

by going onto craigslist or to Zillow and looking for for sale by owners.

And then calling those people and say, hey, would you consider selling your home rent

to buy rather than selling it outright?

And you can either call the For Rent or you can call the For Sale By Owners.

We originally started this by just calling the For Rents and we ran out of them so we

started calling the For Sale By Owners and they worked even better.

And now we've got the Automarketer set up so that it'll actually text all those For

Sale By Owners for you and with the text that says would you consider selling your home

rent to buy?

If you would, I'd be interested.

Please let me know.

And then they'll text us back a message and it'll be either yes or no or, you know,

stop bothering me.

And we find that when they text back about 20% of them are yes or maybe or give me $20K

and I'll do it.

You know, something along those lines.

And then we just get on the phone with those people.

So if we're paying just a few cents per lead, you know, if we're paying, let's

say, 15¢ per lead, and only one in ten of those are yeses, that means we're paying

a buck-and-a-half per leave, which is just an amazing price.

If you've ever done any direct mail, you know that you're usually going to be paying

$10 to $20 per lead if you're doing yellow letters or post cards or any other kind of

direct mail.

And those have always been good ways to find leads.

But why spend that kind of money if you can do it for pennies on the dollar?

Anyway.

Hello and a very good day. I'm Nithiyah from Kuala Kangsar, Perak

Recently I have completed my matriculation program in Gopeng, Perak. With a CGPA of 3.67 in my PSPM1.

Growing up I am proud to say that I have mastered multiple languages

Not only am I fluent in BM and English. I can understand Tamil and Chinese too. In addition to learning Spanish online.

Well I believe that doing what you love and good at leads you to be happy but poor.

While doing what you good at and pays well leads you to be rich but bored. And doing what you love and pays well is merely a dream.

But when you merge what you are good at pays well and you love. That's when you truly win in life.

First and foremost, I enjoy spending my time mastering the art of coding.

Yes, what I learnt in matriculation is probably just the basics which was C++. But while some of my peers found it tough and boring.

I found myself loving and enjoying more with every passing set of codes.

I love knowing the mistakes that come with minor errors and different challenges of every set of algorithm.

I would say that stress is my forte. I work well under stress and it does not shut me down but it wakes me up.

The vast job diversity is also a plus point, as upon mastering skills as a software engineer my job opportunities are wide open.

Why would I choose software engineering? Why would I choose to be coding all day every day?

The idea of creating and solving puzzles has always been a part of me

My patience, persistence, and creativity will be put to good use as this course needs all these characteristics.

What do I have in stored for my future?

For the near future, I see myself continuing my tertiary education in a local university.

For the long haul I'm going to be a successful software engineer

Mastered multiple programming languages like its ABCs.

In addition, I would have completed myself with new skills in my day to day life to help the society

Furthermore, I would be able to interact with new people in different situations

and also find the integration in every possibility for the betterment of the society.<br>

 彼女は25歳だが、10代後半から30代までの世代は「AYA(Adolesc nt and Young Adult)世代」と呼ばれる。19歳で肝臓がんを発病し アフラックのCMなどに出演した山下弘子さんや、昨年惜しまれながら亡くなった小林麻 さんもAYA世代だ

AYA世代のがん患者は国内で推計2万人以上。若い時期に発病するため、その後の仕事 出産に不安を抱えるケースも多い。  5月30日には「国立がん研究センター」が、 小児・AYA世代のがん種の内訳の変化"のデータを公表

この中ではAYA世代の罹患率が高いがん種の内訳も示された。15~19歳でもっとも いのは"白血病"で、全がんに占める割合は24%、20~29歳は「胚細胞腫瘍・性腺 瘍」が多く16%、30~39歳は「女性乳がん」の割合が突出しており22%となって る

さらに「女性乳がん」に着目して見てみると、20~29歳の年代での罹患率が急激に増 ている。しかし若いうちから毎年欠かさず乳がん検診を受けて早期発見につなげればよい というと、そう簡単でもない

For Honor: Pourquoi je joue encore à ce jeu - Duration: 8:49.

Hey hi, people asked me what game I play and I tell them that I am playing For Honor.

I play other games, but I return to this one often.

Why? Because it is a fighting game.

It is a fighting game disguised as an action/adventure game, and I am a fan of this kind of game.

I think this is a good concept, it is entertaining, but a pity that it is not so popular.

This is primarily because it had several technical bugs... mainly server problems.

I think it's worth playing, it has a lot of good stuff in this game.

It just lacked a Duel Mode (on the same console)

There are several reasons why I continue to play For Honor.

First, I like to organize my fighting in Custom Match.

You can choose the mode that you want.

And adjust the parameters of fighting according to our criteria (enemies, stages, attacks, etc.)

We can decide the difficulty of the opponent. It is very cool.

Secondly, I like the fact that we can unlock characters from the Season Pass by just playing the game.

Without paying real money.

In the game, you earn currencies when fighting and you can buy new characters with that money.

Or of equipment for our warriors.

It's really fun.

It makes us want to come back to play often.

We can unlock Executions and "emotes".

All this to customize according to our preferences.

Thirdly, in the multiplayer mode, there are challenges that we can do to each day.

It gives us a small reason to come back often because it changes every day.

Therefore, it allows us to earn money and experiences in the game.

The challenges are quite simple so it is worth to return regularly.

I play Online sometimes, even if people are cheap...

But I almost prefer to play against the computer (Bots), the AI is well done.

We earn less experiences and rewards, but it's better than nothing.

Fourthly, the Dominion mode remains quite fun.

Against other players or even against the computer, it's a nice feeling fighting on the Battlefield.

And we can kill hundreds of enemies.

Like in Dynasty Warriors, that's why I like it to play this mode.

For me, there's still one last missing PS4 trophy and I need to play this mode to get it.

And lastly, Training is the mode that I really like.

They reorganize this mode, there are still videos that let you learn how to play.

There are videos to let you understand the game modes but also videos on each characters.

There are practical tutorialsin Apprentice Trials.

Or more details in Warrior Trials, with more specific maneuvers.

For me, it is in Training Area that I like to spend time.

So I can practice my moves against certain character which I have more hard time.

I can configure my training in the manner that I want. I can choose several parameters.

For the moment, I will choose the Valkyrie on the Viking side.

I will show you some interesting settings.

They have taken and enhanced several options that they have borrowed from other Fighting games.

I love the fact that you can see a list of attacks on the screen to the right.

We must first select the attacks of the enemy, which we want to counter.

Otherwise he does not attack, and we are here to simulate a real battle during practice.

So when we had a successful attack, the maneuver flashes to notify us.

We can look at 4 at a time. We can change from an attack to another whenever we want to.

This is a nice execution.

You can change the attacks once satisfied.

I changed the attacks list to diversify the practice.

I enjoy it, I can spend a lot of time here.

And here is a beautiful "counter". This execution is hot.

So now I am going to show you another character: Peacekeeper of the Knights.

So we can change directly all the Settings in the pause menu.

So that's about it here.

And now there are two of my favorites characters: Orochi vs Aramusha (from the Samurais)

You can configure a lot of stuff here.

We can put "presets" for the enemy.

The idea is to simulate an online battle as accurate as possible.

So we can choose more difficult combinations of attacks.

For this time, I will put some easy moves...

We always see the "moves" that can be done.

You are here to practice attacks.

But also how to counter or parry enemy attacks.

Here is one of my favorite executions.

The Orochi is a little difficult to play, that's why you need to train here.

All the characters are different.

Even if the commands of attacks will look a little similar.

So that's about it for Training Mode.

To finish, I will show you a thing that I like to do well: remove the interface (Heads Up Display).

I find that it is more realistic, but also more difficult.

Oh and we can also see attack stats to have more information. It can help.

It is very the fun, I like it. I can spend hours training in this mode.

I will put the enemy attacks more difficult to counter-attack.

The enemy should be more hard, he will spam lot of difficult moves.

That's it, it should be harder.

Yup... not easy.

Wow... I probably gonna die, he's really strong !

Okay so the first thing that had a red ! on it was "view war situation."

So it looks like battling began early..? I'm pretty sure this is only day 3 and the rules said battling begins on day 4...

Okay I was not expecting the light side to be winning right now lmao.

There were support buttons below Louis and Chloris (for me bc I'm playing for Orlando rn).

I didn't know what was going on so I randomly supported Louis.

I believe you can choose a second npc to "support" for 2 hours in addition to your first, and you get more rewards for it afterwards.

So I won all the battles I was automatically put into and it raised Orlando's points (?), which gave me rewards.

Supporting a second npc also gave me rewards (the two I circled).

"War News" shows you how you scored on the battles the system automatically put you into.

I'M SO SORRY FOR THE CRUDDY CENSORING. IMOVIE WAS GIVING ME A HARD TIME.

So winning every battle gave me a bunch of currency, which I can use to exchange for various things.

Here, you can use that to exchange for all of these items (there are limits to how many of each you can get).

"Chapter of the peak" is the currency you need in order to exchange for parts from the two event suits (click on "Set Exchange").
