Search Site Explained and why you need it as a home buyer! - Duration: 3:07.

In this video I'm going to show you how to search for a property just like a Realtor

would.

It's the easiest and most hassle free way to find your next property, guaranteed!...

I'm Ryan Chernochan with REMAX Westcoast based in Richmond BC but serve the entire lower

mainland.

Allow me to create for you, something called a Search site.

A search site is a direct link to the Multiple Listing Service.

The MLS is a network of property listings uploaded by all the Realtors in the Lower

Mainland.

This MLS is the greatest benefit to someone selling their property because it's the largest

and most used advertising platform for residential listings in BC.

Connected to the MLS, You'll get a personal and private website filled with listings that

match the exact search criteria that you want.

And that criteria only.

Let's say you'd like to search for a condo, in the Brighouse area of Richmond only, price

of up to 500,000, 1 bedroom, monthly strata fee less than $300 and of course it has to

allow pets!

It can be that specific!

From that point on, you can log in to your MLS search site and look at all the listings

that match that criteria exactly, and that criteria only.

When a new listing comes on the market that meets this criteria, it gets added and you'll

get an email notifying you that there's a new property that meets your requirements.

If a listing gets sold, it gets automatically removed.

It's that easy.

But what about public websites?

This search site eliminates the need for you to view properties on public sites as those

sites can't narrow your search down with as many criteria as my search site can.

With public sites you end up seeing a huge number of listings that just simply will not

meet your requirements and thus will be a complete waste your time and energy.

Public site info is delayed, limited and it leaves you with an overwhelming number of

listings.
