WAR ALERT: Here's What We Know

Speaking at the Ministry of Defence in Tel Aviv, Israeli Prime Minister Benjamin Netanyahu

claimed Iran was continually expanding the range of its ballistic missiles.

Israel also claims that they have proof that the Iranian government has a secret weapons

program.

Netanyahu showed a video that he said was taken from Iran's top-secret nuclear facility

in Tehran.

The Israeli Prime Minister said the new evidence proved that the Iran nuclear deal signed in

2015 by President Obama was "built on lies," according to The Daily Star.

The news comes just hours after Israel closed off its airspace on its northern border as

a response to a supposed threat from Iran.

Netanyahu said he was "sure Trump will do the right thing," because of Israel's

claims that the 2015 nuclear deal made by former president Barack Obama is being ignored

by Iran.

"After signing the nuclear deal in 2015, Iran intensified its efforts to hide its secret

files.

In 2017 Iran moved its nuclear weapons files to a highly secret location in Tehran."

Speaking in English, Israel's leader showed pictures and videos supposedly of some historic

secret Iranian nuclear facilities, as well as Iranian documents and plans to develop

atomic weapons.

Netanyahu claimed Israel had gotten a hold of half a ton of files on Iran's nuclear

program and also added that the Iranian government was keeping up its nuclear weapons program

for future use.

Netanyahu added that he had personally shared the intelligence information with the United

States, which it allegedly confirmed as true.

However, it is highly important to note that most of the evidence presented by Netanyahu

was from before 2015 and therefore before the signing of the nuclear deal.

According to Fox News, President Trump called the Iran nuclear deal a "horrible agreement

for the United States" in response to Prime Minister Netanyahu's bombshell allegations

about Tehran's covert activity, but he stopped short of saying whether he'd abandon the

deal ahead of a looming deadline.

Trump addressed the claims made by Israel during a Rose Garden press conference Monday

afternoon, moments after Netanyahu held a dramatic presentation revealing intelligence

he says shows Iran is lying about its nuclear weapons program.

"That is just not an acceptable situation," Trump said.

The president added that Netanyahu's claims show Iran is "not sitting back idly."

"They're setting off missiles which they say are for television purposes," Trump

said.

"I don't think so."

Trump has repeatedly expressed a desire to exit the Iran deal, which was signed during

the Obama administration.

A crucial deadline for re-certifying the deal is on

the horizon.

OTUBNS: Jacalyn Gallegos: December 2017 Market Update - Duration: 4:42.

Hi, Jacalyn here with Hallmark Home Mortgage home of the On Time, Under Budget, No Surprise

closing with your December Market Update.

So big news in the industry, which you hopefully got my email notification about last week,

is the conforming loan limits are changing again and for the better which is great news.

Really a game changer for us, especially here in Colorado and in Denver, specifically, with

our higher purchase prices that we're starting to see.

Conforming limit is going up from $424,100 to $453,100 and the high costs areas the high

balance loan amount, before talking about a jumbo loan, is going up to $679,650.

Basically what this translates into is we can take a loan amount of up to $679,000 before

talking about a jumbo loan, which is excellent news for our clients because a lot of our

clients don't totally qualify for a jumbo loan, sometimes that rates a little bit higher

depending on where their credit score is sitting, higher down payment, higher incidence of loans

being just a bit more challenging because we have to go off the reservation for those

underwrites.

What this allows us to do is keep everything in house, underwrite and process just like

we normally would if you're use to kind of how our system's work and not having

to go direct to the investor for underwriting.

So if you've got client's that are looking in those higher price market area and maybe

they're looking at a 1st and a 2nd option, they don't quite have the 20% down, things

like that definitely make sure that you're having a conversation with the lender, hopefully

it's me, but definitely make sure you're having a conversation just to see if they're

going to qualify for these higher loan balances.

The full blown rollout is going to take place on January 1st, but we are getting some access

to some of the specific programs between Fannie Mae and Freddie Mac as of Thursday the 9th

as long as that loan is not locked in yet, and is going to close and lock in on or after

December 9th.

So if you've got clients that are out shopping, that's definitely going to be an opportunity

for us to kind of take a look at that.

We don't have the full rollout information yet, it's just we don't have access to

it yet, so it's not something we're able to price out, that'll take place after Thursday.

So something to keep in mind.

As the year winds down something I'm doing as a service to my client's and my agents

is something I'm calling the "Reflection Projection" meetings.

Just gives us an opportunity to sit down and have a conversation about how 2017 went, what

your goals were, what mine were, what we were able to accomplish together, anything that

we're seeing were missing, if we're missing the mark on some areas kind of how we can

improve.

If there was any goals we set for ourselves that we didn't meet, or we far exceeded,

so maybe we set them too low, and just kind of how we can transform that into a business

plan for 2018.

I've done this once already in the last week, had really good response from the agent

that I did it with.

I have a whole list of questions so we can kind of have a template on how we can set

that up and how best we can hold each other accountable.

Because sometimes that's really all you need is an accountability buddy, and just

somebody to kind of say hey, you said you were going to do this did you do it and if

you didn't why not?

Is it really not a priority, is it just not a good use of your time right now?

things like that.

If this is something you're interested in and we haven't already scheduled a meeting

reach out to me and let me know.

I would love to get this on the books for us before the end of the year.

And just see what we can help create for 2018.

The only catch really is that you have to hang out with me for like an hour with a cup

of coffee.

I promise to make really good use of your time and you'll probably laugh and have

a good time, I promise I'm good company if you're not use to spending time with

It's just something, I just want to create some community some deeper relationships with

my agents.

I want to work with people who I like, who I want to be friends with and if you're

getting this video you're one of those people, so let's figure out how we can dig just

a little bit deeper and just make sure its mutually beneficial relationship for both

of us.

I'm seeing somethings from agents that I think would be really helpful for some of

my agents.

If you're seeing things from your lenders that you think would be really helpful for

me I'd love that information and that feedback because the goal is just to keep getting better

than you were the day before.

So consider that, and in that same note if there's anything about these videos that

you'd like me to change that you think is working, is not working, this is a service

for you, I started doing this because I just wanted to give you guys updated real time

information and keep you in the loop.

So if there's anything I can do to better this information, how its delivered to you,

or just kind of the information that's in here period let me know, I want to change

Happy New Year!

Thank you so much for taking the time to look at this, this is your January Market Update.

So lots of things have happened since our last conversation.

The most important thing that I'm sure you guys have all gotten tons of information on

is that tax bill.

So you should've gotten an email from us back on December 20th with that information.

So quick highlights mortgage interest deduction cap drops to $750,000 down from $1 million.

There are some grandfathered clauses in there that your clients are just going to want to

talk to a CPA about.

State and local tax deductions capped at $10,000.

Single filer standard deduction increased to $12,000.

Joint filer standard deductions increased to $24,000.

Capitals Gains exclusions there were no changes, so great news there.

A state tax exemption doubles, so that's definitely something your clients are going

to want to talk to their CPA or accountant about as well.

There are also some changes to how you as a real estate agent files their tax returns.

So if you need some additional information on there I have a great article I can send

over to you that we got from the National Association of Realtors.

I'll include a link to that in the body of this message.

Other information that you guys need to know about is those loan limits increased, so those

went into effect mid-December effective for January 1st and on so if you're not familiar

with those biggest change is those maximum loan amounts for conforming loan limits went

up to $452,000.

In some cases they went up above $500,000, but basically this is just going to increase

and improve your buyers purchasing power.

So something to keep in mind if you've got those jumbo clients.

Don't forget about our Doctor loan, so up to $750,000 loan amount, 0 percent down, no

mortgage insurance, so this is an excellent option for clients.

Caveat with those is they're a 15 year fixed loans or 15, 10, 7, 5, and 3 year adjustable

rate mortgages.

But, again, no down payment, I actually just ran a scenario for a client today $700,000

loan amount the interest rate on it was on a 5 year arm 4.25 percent interest

rate and their total cash due at closing was less than $10,000.

So this is a really good option for your doctors out there.

This does not apply to chiropractors so keep that in mind, or physical therapists or nurses

unfortunately.

Interest rates are going up so keep that in mind with your clients too.

We definitely still have those client's that are on the fence, so let me know if you

need some assistance in kind of talking them off of the ledge and off of the fence so we

can get them into a new home this year.

And if you haven't taken advantage of the Reflection Projection meetings with me please

let me know, I've done about 10 of them so far with agents that I work with on a consistent

basis.

It just helps me get a better idea of what your goals are, what your why is, and how

I can help you build that business.

A lot of the questions that I'm asking right now is, how many loans did you close or how

many transactions did you do in 2017, how many do you want to do, how can we tap into

our buyer's sphere.

Basically just working on, instead of you doing more work than you're already doing,

how can we take that one buyer that had a really awesome experience with us and how

can we kind of tap into their personal sphere of influence.

Who do they know that we need to know?

So I can kind of help facilitate those conversations.

It's also a conversation that I'm having with the buyers upfront now, so I'm going

to start sharing that information with you.

It's basically a home finance projection worksheet that I'm doing with them when

I meet with them with those initial consultations, just so that I can go a little bit deeper

with them.

I don't want us to be a one and done transaction with them, I want to be their lender for life

and help you be their realtor for life as well.

So part of that is just getting a little bit deeper is what are their thoughts on the house?

What are their long term goals?

What are their foreseeable finance changes in the next 3-5 years?

So that way you have that information too and I can just help you have better conversations

with them on those annual reviews, if you're not already doing those.

So I know I usually try to keep these short and sweet, I didn't do that this time, I'm

sorry.

But lots of information coming into the new year.

Hey guys, Jacalyn here with Hallmark Home Mortgage with your February Market Update.

So, big news in the mortgage world right now is mortgage rates are up about a half a percent

since January 1st and the housing inventory is down.

So how do we combat this?

So the best thing about the interest rates is this generally will help clients get off

the fence because they want to buy before rates go up any higher.

So sometimes we just need to reevaluate our expectations of what that monthly payment

is going to look like.

As far as inventory is concerned, my best suggestion there and the conversation that

I'm having with clients right now is if you were going to the grocery store to buy

a gallon of milk, for example, and there were only 5 gallons of milk, but you just needed

the 1 it doesn't really matter that there's low inventory because you're still going

to be able to get your 1.

So what I've been telling clients is yes, inventory might be a little bit low but you

just need 1 house.

So just to kind of, it's already a scary enough conversation with the clients a lot

of times because they're worried they're not going to find something and things of

that nature, so I'm doing my very best on the front end of the conversation with a client

just to kind of help set their mind at ease and just reassure them.

Inventory is low, yes, but we just need 1 house, and we just need to find your house.

So hopefully that's helping in those conversations.

The very best thing I can do for your clients at this point to make sure their offers get

accepted on these high offer situations or multiple offer situations, excuse me, is make

sure they're 100% pre-approved before I ever let them get into your car and start

looking at properties.

That pre-approval process is not just for your client, it's also for you and your

peace of mind as well as that listing agents.

So the more I can do for you on the front end to help make that conversation a little

bit easier with the selling agent when you go to make those offers let me know.

The big conversation I'm having with agents right now is yes this client is fully pre-approved,

I've met with them in person, I've received 100% of their paperwork and oh by the way

I guarantee my pre-approval.

But in addition to that, I've been doing this for 10 years, we have a 100% pre-approved

to close ratio, we guarantee we'll close on time, under budget, no surprises, and we

send money the day before closing.

So I'm not just selling the client, I'm also selling my ability as a lender to close

your loan on time.

So hopefully that's helpful information.

When you start making offers, if I'm not already doing so, let me know and I will follow

up with that listing agent for you.

Two other little items that we're doing for clients as well as just providing extra

value piece to you, is one is HomeBot, if you're not familiar.

If you are a client with me and we've closed loans before all of our closed clients will

be loaded into the HomeBot system, so you should've already received an email there.

If you're not a part of the HomeBot system, or we haven't had the opportunity to do

a deal together and you'd like to be a part of it let me know, I'm happy to send you

over some additional information so that you can get signed up.

I can sponsor you as an agent so the cost to you is only $25 per month.

Your client will get a monthly digest that says what their property values looks like,

what they've paid in interest, how much equity they have, what they can sell for,

things of that nature.

So just another really great value and informational piece to your client that goes out without

you having to worry about.

And we're also using Homebuyer Scouting Report, so if that's something you're

interested in using let me know there too.

That's a great search tool for clients as they're looking for their new homes I can

help keep an eye on that as well.

We just launched that out, so I will get you some additional information if that's something

that you're interested in.

But I'll definitely start getting our clients loaded into that system as well just to create

some extra service adds for them.

Hey Guys, Jacalyn here with Hallmark Home Mortgage, home of the On Time, Under Budget,

No Surprise closing here with your March Market Update.

So big news, it's been the same big news for a couple of months now, but rates are

on the rise.

So best thing we can do right now is get our clients off the fence.

The best way to do that is to show them a total cost analysis so they can see the difference

between how much they're paying in rent over the next 1-5 years versus much they'd

pay down in their loan balance.

It's a pretty big number and it's definitely worked to get some clients off the fence and

start really thinking about investing their money more wisely.

So that's definitely a tool that I've been using with all my client's as soon

as they talk to me for the first time I'm sending them over some loan options.

So if that's something you're interested in doing let me know and I'll put a couple

together for you to send out to agents, excuse me, to send out to your clients.

We're also using the HomeBot system.

HomeBot lets you stay in touch with your clients on a monthly basis without really having to

think about it.

So it's a set it and forget it type of tool.

Its $25 per month for my real estate agents, I sponsor the rest for you.

What it does it sends your client out an email every single month and lets them know what

their property value looks like.

So if we're looking at maybe selling the property down the line, maybe it's time

to refinance, or maybe it's time to turn that property into an investment one.

They're going to have that information at their fingertips and it keeps them retained

as your client.

So that's a service I'm providing for you.

We're also utilizing HomeScout.

This is a personalized home search.

What I really like about this option, or this program, is it helps me stay in front of the

client as well as you, and it helps me help you retain that client so they're not sitting

on Zillow and getting contacted by a ton of agents at the same time.

So we want to try to keep those leads once you've infiltrated into their sphere and

able to incubate them as your own we want to make sure it stays that way.

That is a free service to both you and your client so if that's something that you're

interested in I can set you up in there as well.

Don't forget about our signature and guaranteed pre-approval.

So once we issue a pre-approval for your client we guarantee our work.

So once they go under contract if the loan does not close because of something with credit

we will reimburse earnest money, up to $5,000 if we lose it.

Any short term moving expenses and anything else that they paid for out of pocket up to

$10,000 so that is not a pre-approval that you wouldn't want.

So pre-approvals that's definitely something that some of my clients have been utilizing

to get themselves under contract and it is working.

Don't forget about our Doctor Loan, 0% down, up to $750,000 loan amount, no mortgage insurance,

really nice program.

Loan amounts can go up to $1.2 million and then the down payment option at that point

is factored on what the purchase price is and borrower's credit scores.

Hey Guys, Jacalyn here with Hallmark Home Mortgage, home of the On Time, Under Budget,

No Surprise closing with your April market update.

So continues to be big news in the market right now is the interest rates.

We are starting to see a little bit of a recovery based on this potential and looming tarriff

war with China that we are experiencing.

Kind of dependent on how that goes we may see rates come down a little bit, we might

see them start to go up a little bit.

Bottom line is rates are still sitting in the 4.625 to about 4.875% interest rates.

Still totally approvable files, I think it's starting to get a little bit easier for clients

to kind of see that those are where rates are now.

Not as many refinance opportunities as we've seen in the past, but there is still a lot

of equity opportunity for clients.

So if you've got a lot of equity in your property and maybe want to turn a first and

a second mortgage, roll that into one, should be some really good opportunities to do that.

And in most cases we're still seeing payment savings on average of about $150 or more per

month, which long run you're going to make up those cost benefits, usually within the

first year- year and a half.

So that's the first piece.

Next thing is our sold home alert.

So, all of our clients are going to be added into a sold home alert system.

So what that's going to do is update them on a monthly basis, after they close on their

homes and just let them know here is the next house that just sold in your neighborhood.

That way they can have a better idea of what property values are looking like.

Really good opportunity for clients, maybe not everybody who's currently getting ready

to close, but all of your past clients.

So if that's an interest to you let us know and we'll get you added in there as well.

It's a part of our HomeScout, which is an online search tool for your clients and it's

exclusive to you.

It's something I've been promoting to all of my clients after initial email contact,

just so they can start looking in a secure environment.

So they're not looking at Zillow, not looking at any of those online resources where they

might get poached by another realtor.

It helps me keep them in house for you and it also helps them look for houses on their

own.

An opportunity to get your offers accepted quicker, we're working on a package for

you so we're updating our pre-approval.

So pre-approval guarantee is staying in place, but we're also going to start adding in

some additional information on us, specifically me when I'm sending out lender letters for

you.

Because we know it's not only about the approvability of your client, it's also

about how well can your lender perform.

So we're going to start including some details in there, basically helping your listing agent

know why it makes sense for them to accept your offer over anyone else's.

So we're going to include in there some of our track records, as far as closing on

time, we're going to include some recommendations in there as well as, excuse me, client recommendations

also.

That way we can just make sure that everything is all included in there.

Other than that don't have any other major updates, don't forget about our doctor loan

program – $750,000 loan amount, no down payment, no mortgage insurance.

Really great opportunity for all the doctors that we've got out in the room.

It's also a really great resource for your clients, maybe it's time to move up, we

can show them what the cost of moving up looks like so they know they can take all that great

equity position that they're in, and use that for the down payment on their next property.

It's Time To Talk About That Spider-Man Scene In Avengers: Infinity War - Duration: 4:34.

Once Spider-Man joined the MCU back in 2016's Captain America: Civil War, it seemed like

we'd entered a bold new era of cinematic web slinging.

Actor Tom Holland is a young man, portraying a high-school aged Peter Parker still trying

to figure out how to put the Man in Spider-Man.

So in the lead-up to Avengers: Infinity War, everyone expected to see Spider-Man doing

some pretty cool stuff, suiting up as the Iron Spider to take on Thanos and his gang

of creeps.

We should probably pause the video now to let you know that there are some Thanos-sized

spoilers ahead.

Even though the credits have rolled and we've all reserved our seats for Avengers 4 in 2019,

we're still trying to process everything we saw in Avengers: Infinity War.

No one, seriously, no one expected to to leave the theater bawling our eyes out at the tragic

death of young Peter Parker, the amazingly dead Spider-Man.

Of course, he's not the only casualty of Thanos' mad quest.

The conclusion to Marvel Studios' record-setting team-up movie might be the most despairing

sequence ever filmed for a summer blockbuster, as the movie ends with half the population

of the entire universe being blinked out of existence.

Watching Earth's mightiest heroes and almost all of the Guardians of the Galaxy being turned

to ash and disappearing is a haunting thing to experience.

But the most affecting moment of the sequence comes from Tom Holland's Spider-Man, who gets

a horrifying moment to realize what's going on before he collapses and fades away.

He pleads for his life, and, in Tony Stark's arms, he uses his last words to apologize

to his surrogate father for not doing better.

And before Stark can so much as tell him to knock it off, he's gone.

Seeing the teenage Spider-Man fade out of existence is the moment that takes the movie's

climax from sad to heart-wrenching, making for a final reel that seems to be bringing

many moviegoers to tears.

Of course, once the lights came back on in the theater, you probably started to realize

that, well, as sad as it was to watch Spidey go, he'll definitely be back.

Here's why.

A sequel to Spider-Man: Homecoming was announced in late 2016, and is set to begin shooting

in July, 2018.

So even if Peter's tragic death in Infinity War made you cry into your popcorn, you can

rest assured he'll be back in time to star in his own follow-up.

But if you really want to go deep on why you haven't seen the last of movie Spidey, just

look to the pages of Marvel comic books.

In the first issue of Infinity Gauntlet, the 1991 six-issue series on which much of Infinity

War is based, Spider-Man is one of the first Marvel heroes to realize something seriously

bad is going down.

Joining up with the rest of the world's remaining heroes and taking the fight to outer space,

he stays in the game against Thanos for almost the entire battle.

That's a pretty big change from what we got in the film, right?

So why did Infinity War make that change, and take out Spider-Man with Thanos' snap?

Well, as strong as Spider-Man is, he's not actually essential to winning the battle.

In the comics, the endgame of the fight takes place after the clock gets turned back 24

hours, landing Spider-Man back in New York City.

Afterwards, the final fight is led by Marvel's most mystical members and its heaviest hitters,

with Dr. Strange, Thor, Drax, Hulk, Thanos' brother Starfox, and Adam Warlock teaming

up with an epic alliance of Marvel's cosmic entities to finish off the fight.

Spidey's off to the side, doing whatever a spider, uh, does.

Let's just face it.

There's not much Spider-Man can do in a battle between gods, and erasing him from existence

is a much more impactful way to end Infinity War than just benching him in the fourth quarter,

like in the comics.

That's lame.

This is drama.

So dry your eyes, true believers.

Avengers: Infinity War may be one of the most audacious summer movies in recent memory,

but nobody's crazy enough to really squash Spider-Man.

Not until he does this, at least…

Yikes.

friends so we got this four-person beach tent from Easthills Outdoors

this is the deluxe excel beach tent from Easthills Outdoors it comes in a handy

car trunk we're gonna put this together and see what it looks like

just a few notes this does include one beach tent one carrying bag with a

shoulder strap that's very handy if you're walking a long way on the beach

ten plastic states for guidelines and a one storage pouch with instructions

it measures 99 inches by 53 by 57 high and has a front porch space it's made of

a 185 T polyester and it is water resistant

great for beach outdoors

what's great about this is that it offers sun protection UPF 50 plus that

blocks 97% of harmful UV sun rays and as if you tell that would hold a lot of

people that is really awesome Wow and you've got covers in the back to get out

the Sun and just space to put all your stuff out without getting sand

everywhere it actually the part that you see out in the front you can zipper that

up and close it off for even more privacy

Wow that's really cool what's great about this is that it does

offer steaks they come in a separate pouch there are about ten of them there

is an easy outs and pocket the sand pocket features velcro on the sides so

you could just open it up and shake all the sand loose the windows on the inside

offer privacy with shade so you could probably take a nap inside this on the

beach and have complete privacy it's also great for blocking out more of

those UV rays all right here's a look from the side as you can see at the

bottom you do have the EZ outs and pocket and you have a window that can be

completely privatized

here is a look from the back as you can tell this is a nice large piece that

will help you in the Sun this holds four people you can also put chairs inside

there's enough room for that but you do sacrifice a little bit of space when you

do that and like I said earlier it's enough for someone to take a nap in and

not be noticed it's really nice and spacious I also love the color of this I

believe it does come in a tan as well but this blue is just beautiful alright

so here is a closer look at the inside we're gonna roll up one of these covers

real fast to show you what that looks like this would entitle more ventilation

and just a nice window as to see what's going on outside around you

let's be toads it's very simple to put up together

and with this now you get a lot more airflow I'm going to feel that sea

breeze and you're gonna have a good time

at the bottom of the two outside windows there are two pockets in total there are

four and this would be great for holding cell phone devices you also have the one

up at the top which great for other or cell phone devices or small things that

you need to carry and keep out of the sand all right so we're gonna put this

back together in the carrying case and show that show you how that happens

all right not that hard

all right getting there in their small and compact

all right almost there as you could tell this was not that hard to put back into

the bag this would be easy faster with two other people or another person to

help alright and there we go
